As a Real Estate professional concentrating on property management, I have the opportunity to see properties in all sorts of condition. Most owners understand that first impressions are everything, but many, for various reasons, fail to assign the proper value to putting a property's best foot forward. In order for an owner's property to receive a prospective tenant's attention, it is extremely important that it appear "move in" ready. While a fresh coat of paint is great, many properties only need a touch up. "Move in" ready also means clean carpets and other flooring surfaces, making a great impact for very little money. At the risk of stating the obvious, clean cupboards, counter tops, appliances, and light fixtures in the kitchen make a huge difference to prospective tenants. This c...

CHARLOTTE NC SELLER TIPS - DECLUTTER Once upon a time, a couple requested that I meet them to discuss listing their family home.  We scheduled an appointment and as always, I got my listing presentation together and went in with confidence that I was going to be their listing agent.  I've sold two homes on their street which were on the market for very short periods of time, one 5 days and the other 19 days and that was their reason for phoning me.  So, a great start to an awesome listing in a great neighborhood! Not so fast...   When the Charlotte NC sellers opened the door, I was in complete shock!  This home looked like a tornado had gone through it.  These photos do not do the real condition of this home justice:  there was loose trash in the opened dishwasher (filled above the count...

In this economy, houses aren't selling like they used to. If you have a house on the market, or are considering selling yours, there are some ways to improve your chances. Here are seven tips that will make it easier to sell your house and make a smooth transition from one owner to the next. 1. Maintain neutralityCustomizing your home is great if you plan to stay there, but extreme colors and themed rooms can scare off potential homebuyers. If you have customized every room with extremely bright or dark colored paint, wallpaper or wall fixtures, you may want to consider toning it down a bit. Using neutral colors on the walls can help prospective buyers create their own vision for the house, and will also leave them with less work to undo if they buy the house. 2. Less is moreEven though...

Selling your Charlotte NC Home :: 10 Tips to Get it SOLD 1. Keep it comfortable: To show a home to its best advantage during the winter, think warm, cozy, and homey. Keep your thermostat at 70 degrees during home showing hours. If your home is vacant, use a programmable thermostat and set it to have the home at 70 during the day.2. Scents are appealing: I always have my clients have a pot of apple and cinnamon or vanilla on the stove--some may say, "But, what if the Buyers are allergic?"  The chances of that are very slim and the warm scent appeals to the Buyers senses, making them feel 'at home.'  Other popular scents: cinnamon rolls, freshly baked bread, apple cider, molasses cookies, chocolate chip cookies and good old American apple pie!3. Take advantage of natural light: Be sure to...

OK we all know Charlotte doesn’t suck (but a vacuum does) – Charlotte’s actually thriving and I still can’t think of a better place to live! This week Charlotte got a double (actually triple) dose of awesome community news a bank, a beauty** and a bevy (of appliances): 1) The venerable brand Electrolux is relocating it’s North American headquarters (700 plus jobs) to Charlotte NC! 2) Bank of America is keeping its headquarters in Charlotte **Danica Patrick is in town announcing her NASCAR debut! The most intriguing story is the Electrolux (OK Danica buts let’s stay on topic) relocation. I have long sensed that Charlotte was on the cusp of a more varied business focus – we are more than banks! Hey I’m not knocking the banks but Charlotte is quietly becoming a hotbed of entrepreneurial s...

Lani Rosales is a very cool person a Realtor, a Twitter(er), a Facebook(er), a Texan (keeping Austin weird) and she has one wicked wit. She is also an expert on today’s real estate world. Lani and her similarly tricked out hubby Benn run the Agent Genius blog – which covers a world of real estate information mostly targeted towards real estate agents – but that doesn’t mean regular folks can’t pick up a tip or two – or maybe come up with a really smart question to stump your favorite Realtor (and who’s not up for that)! Please check out their Agent Genius blog So why the long intro? Well I really do like what the Rosales are doing  - reading their blog makes me better which means my clients do better. Today I found this simple yet informative video about real estate auctions — Charlotte...

Charlotte Bound? My sister Debbie who I love very much has been coming to Charlotte for sometimes a month at a time for over 10 years. I would love for them to move to Charlotte. The problem is Paul her husband loves Wisconsin. I can see why, the snow in October, the snow banks higher then his 5 yr old son Thomas, plugging your car in at night so your anti freeze doesn’t freeze (for real, I used to live there.) The summer lasts a little over 2 months then they jump to Winter boom it snows. When the Daffodils and Tulips are blooming here in March or sometimes the end of February, they are still freezing until after Easter. Enough about the weather. Paul was also laid off in a position he held for over 10 years last winter. So like many people he has to find a new job. Well, I think he s...

I was half asleep the other night but I heard that the South Park cartoon was turning 20. I can’t believe it has been around that long. I will have to say I still don’t like it and feel a bit insulted when I tell people I live in South Park and they laugh. The South Park I live in has been around a lot longer and is MUCH classier. I promise. I love it because it is 10-20 minutes from just about anything. It has the best shopping and restaurants Charlotte has to offer. Oh, and may I add that this sign is missing Neiman Marcus? The area of South Park Charlotte North Carolina was established in the 1950’s originally as a residential suburb of central Charlotte. This region was once part of a 3,000 acre farm owned by a former North Carolina Governor. Morrocroft Mansion, which was the main h...
