Historically, Charlotte NC real estate has not followed market trends as closely as other cities in the U.S. primarily due to our constant influx of banking transferrees and many other Fortune 500 Companies (we have over 300 represented right here in Charlotte).  Charlotte NC real estate has not experienced quite the problems that other cities have in the recent past or are currently experiencing.  This could very well be as a result our conservative rate of appreciation in recent years, not giving rise to the 'bubble' effect, thus we have no 'bubble' to burst! Charlotte NC Market Report Q4 2009 (NOV) The average sales price for the Charlotte NC area in November, 2009 was $195,244, up approximately 1.2% compared to 2008.  The average days on the market were 116.7 for the month of Nov. 2009. 2,000 closings occurred in November, 2009 in Charlotte NC, up 24% compared to same month last year (2008).  The bulk of the homes that are selling continues to be in the lower price ranges--90% of sales were in the $350,000 and under range.   The best site to search for real estae in Charlotte NC - www.SoldByDebe.com - Search by zip code, neighborhood, school zone and much more !

Happy New Year all! With 2009 on the way to being history, I thought it would be good to reflect on the things we have learned! Things Ive learned in 2009: -Mortgage Economics and Federal Govt dont mix. -Great golfers dont necessarily make the best husbands? -As much as Charlotte wants the Panthers to win, it doesnt always mean they will. -Promising "change", without many details will most likely get you hired as a high up government  official. -Ponzi schemes dont always pay-off. -Cell phones should be able to cut our dinner, and feed it to us by end of 2010. -and last but not least, social networking will take over the US!  :-)   Happy New Year all, and God Bless.  Lets make 2010 better!

I'm always intrigued with what influences a buyers decision on what house style best fits their needs and desires.  Some people prefer ranch homes, others prefer two story homes.  Many of my clients moving to Charlotte from the north want homes with basements while many of my clients moving from out west prefer ranch homes.  Also, many of my clients prefer a town home or condo vs. single family because of less responsibility, such as lawn maintenance.  I'm curious...and I simply want to take a poll from people to let me know why you think different styles of homes appeal to certain people.  Do you think it is due to age, lifestyle, influence or what people are simply accustom to or what?  Inquiring minds want to know!
