The Charlotte market has weathered the storm better than most.  We continue to see new jobs and construction in the area.  The Charlotte Business Journal published this week the Charlotte area business rankings on 2008 FORTUNE 500 list.  Making the List: Bank of America ranks No 11 with $113.11 billion in revenue Lowe's Cos. Inc. ranks No 47 with $48.23 billion in revenue Nucor Corp. ranks No 106 with $23.66 billion in revenue Duke Energy ranks No 204 with $13.2 in revenue Sonic Automotive, Inc. ranks No. 337 with $7.488 billion in revenue Goodrich Corp. ranks No 354 with $7.06 billion in revenue Family Dollar Stores, Inc. ranks No. 359 with $6.98 billion revenue SPX Corp. ranks No 402 with $6.14 billion in revenue     Topping the overall list is Exxon Mobile Corp with revenues of $442....

Relocating to Charlotte, NC will be the best decision you make.  Charlotte has a lot of buyers relocating to the area because of the city's large banking presence.  Charlotte is the 2nd largest banking center (NYC being #1) and though the banks have been struggling, we are still seeing people being relocated to Charlotte to work for Wells Fargo or GMAC.  Most of the buyers are completely new to Charlotte and need the expert advise of a local real estate agent.  In a city that offers as much as Charlotte, it is easy to overwhelm the buyers with all the different areas and attractions.  I like to give my clients a one hour tour of the city and surrounding areas.  This is just long enough to drive them through the different areas and neighborhoods so that they can get a feel for the differ...

Have you seen the new construction in Highland Creek? For those in the area with middle school aged children it is a welcome addition. The new Charlotte Mecklenburg Schools (CMS) middle school in Highland Creek can be accessed either from the Highland Creek Parkway or Ridge Road.  According to CMS it will be a "prototype middle school" with 54 classrooms.   The overall budget for the new middle school is $22,600,000.00 million.  When Will It Open? The new middle school in Highland Creek is expected to open in early August.  This will be just in time for the new 2009/2010 school year.  CMS historically has opened new schools on schedule. Flight of Honor Charlotte NC   Over 100 World War II veterans from the Charlotte Metro area enjoyed a historic flight on Saturday that took them to Washington D.C.     This, the first ever Flight of Honor, left from Charlotte so that these veteranss could experience the World War II Memorial at no cost to any of the veterans. "It's something that needed to be done in the Charlotte area," Bob Wilson, our Rotary governor of District 7680, said. "We owe so much to these people who are parents and grandparents." The Appraised Value of the home is less than the Tax value....rats This can be a really is a hard pill to swallow. This unfortunately common experience is replicating everywhere with the advent of declining market values combined with REO and short sales. May I suggest another pill...A trip to the tax assessors office, armed with your "New" data. The "science" of taxing your house is based on a formula derived (at least here in Charlotte) on the value of your house. Taxes on homes (just as value) have gone up over the years. So when a market correction happens, and your home is taxed over it's value, you should challenge the tax on your home. This is not a fruitless activity. Latta Plantation in Charlotte, NC is an awesome place to visit.  Originally purchased by Moses Hayes in 1797 and containing 100 acres, it was later purchased by James Latta in 1799.  He built a Federal style home, barns, and slave quarters.  It is well worth the visit.  The planation house is open for viewing by tours, the grounds are toured on an individual basis.   Don't miss visiting The Nature Preserve, Equestrian Center and Raptor Center.                        The Raptor Center admission is $8 for adults, $7 for seniors and $6 for students, 5 and under free.  Hours are Tuesday - Saturday 10:00 - 5:00 and Sundays 10:00 - 5:00.  The Equestrian Center provides carriage rides, horseback riding, lessons, pony rides, birthday parties, trails for equestrians who want to bring their own ...

Sellers, Don't be Greedy--Buyers aren't Playing Around! As one who manages both buyers and sellers, I feel that I have a good ability to understand both sides of the transaction.  When I'm representing a Buyer, I can pretty easily predict what the Seller is going to 'counter' when making an Offer--I can advise my Buyers what Sellers are 'expecting' as well as what is fair market value! Why Do You Need a Buyer's Agent? I've had numerous calls from customers who are requesting that I show them homes that I have listed and don't want to see any other properties.  I am representing the seller, and I am asked by these customers if I can only show them my listings.  When I discover that the person is NOT represented by an agent, I engage them in a conversational review of the types of agency.   MANY of them absolutely refuse to listen to advice about dual agency, saying that they "WANT to purchase from the listing agent so that they can SAVE MONEY!" Great news for our market and we welcome the the new residents with open arms.  You have done it again Queen City.   According to a recent article by FORBES Magazine Charlotte is ranked as one of the top cities for RELOCATION.  In fact, two NC cities made the list....Raleigh was number one and Charlotte was number three.  Part of the ranking was based on the fact that Charlotte is a financial and manufacturing hub, combined with great weather and affordable housing.   FORBES magazine tracked cities throughtout the country and determined that Charlotte was one of the Top Ten cities for relocation.
