Believe it or not, clients are choosing to build custom homes in this environment.  Our Building Group Wingfoot Building Group - Homes by Simonini  currently has eight custom homes under construction all in the over 1M range.   And, we are bidding on many more. Why would someone choose to build with so many homes currently on the market?  Because building costs are down 20 - 30%.  Vendors and suppliers are more than happy to discount their product to get business.  What was once unaffordable has become affordable. Also, interest rates are so low.  We currently have one financial instutution that is offering prime minus one percent!!!  Its almost like free money!! Charlotte NC: Art Abounds at Spirit Square  First Baptist Church, erected in the early 1900’s, was designed by J.M. McMichael of Harrisburg, PA.  The central element of the structure (which has no steeple) is the Byzantine dome, similar to New York City’s Madison Square Presbyterian Church.  Church goers marveled at the stained glass windows, as you will. One window on the south side of the sanctuary was donated by Vinton Liddell in honor of his father, W. F. Liddell. If you have decided to hedge your bets and try and sell your home before you foreclose, you are in luck...as more and more banks are trying to work with homeowners who have their homes on the market. This is still a great option if you can't make payments, can't modify your mortgage or your just going to walk away(however quite a bit of leg work). A short sale will no doubt "ding" your credit for 12-24 months but in no way will it be a foreclosure on your credit for 7 years or more. drumStrong Chairty Event Charlotte NC a HUGE Success! Friday evening I was honored to win tickets to the charity event to benefit drumStrong (DrumsForCures) and the Levine Children's Hospital's cancer research here in Charlotte NC (Thank you Meck-South Rotary for the evening)!  Spirit Square was the venue and the place will just never be the same for me!  There were amazing bands and a 'Not-So-Silent Auction' and lots and lots of food and beverage!  Generosity spilled into the hallways of Spirit Square with donations from across the Carolinas and the world!  There were trips to Tuscany, autographed footballs and photographs, crystal and jewelery and much more--all donated by those who are just hoping and praying for a cure for children's cancer. I know of two websites that are great for getting discounts on gift certificates in the Charlotte area. The first is  http://www.wsoctv.com/justpayhalf/index.html. This website offers a variety of different vendors, including golf, beauty salons, restaurants and massages too! Pay half for gift certificates and save money. Check this website often because they limit the number of gift certificates and the good ones tend to run out quickly. The second is http://www.restaurant.com. You can type in your zip code and a long list comes up. The most popular certificate I've seen is a $25 certificate for only $10. Some will offer you $50 for only $20. Be sure to check on the restrictions on these as some of them are kind of quirky. Anyway, if you are looking for a great way to save some $$ this...

As a Charlotte area Realtor, I appreciated the article that I read on Charlotte.com by Stella M. Hopkins and Ted Mellnik.  It pointed out that while home prices in the Charlotte area did fall last year, things are not as bad as some make them out to be.  It also explains why we're not feeling the pain in Charlotte as much as they are in other areas of the country.  Everyone talks about bubbles bursting and it clearly points out in this article that Charlotte's housing market did not behave in this way, and for this reason does not have as much to recover from in the long run.  However, it still needs to be noted that Charlotte does still need to recover from the current housing market.  It was interesting to read the zip codes that had declines last year and the zip codes that continued...

All you hear about is how high inventory is and the negative effect it has on prices in Real Estate.  I understand that what you hear from the media are national numbers, but honestly even I assumed Charlotte inventory has to be pretty high right now. This past weekend I decided to drive around and drop in on some open-houses and meet some new agents.  I started by looking on the Internet to find some open houses that were near my house.  I blocked a couple hours and hit the road.  First of all, I was suprised by how few open houses there were to visit.  I figured there would be a lot more... Second, I was very suprised by how few houses were listed for sale around my area.  I really thought I would see a lot more, and it has me thinking... Is Charlotte Inventory high or low right now??...

Happy Birthday, Scott Morrison! Last week Scott and his lovely wife, Jacquie, and several of our dearest friends enjoyed dinner to celebrate Scott's big 4-0!  Scott thought that it was only Ray & I going to dinner with he and Jacq and we had several others there to 'surprise' him for his 40th.  He was totally surprised and enjoyed the evening at his favorite, Mickey & Mooch Restaurant (read our recent review).  Here are a few photos from the evening...  University of North Carolina at Charlotte         The wife came home Friday with two tickets to the Charlotte 49er's game for today. Of course, I would take no one other than my buddy...my son.               The game was 20 minutes away at the University of North Carolina at Charlotte. The entrance to the university is on University City Blvd. The campus is large and nicely planned with beautiful landscape and lots of walking paths.            It was certainly an exciting game. I'd say the teams were evenly matched for the score was pretty much tied throughout the 1st half and it wasn't until mid 2nd half that the 49er's started to lead. Home prices around Charlotte fell last year, but not as much as you might think. On average, prices across the six-county area fell about 4 percent, shedding the modest gains of 2007. No one likes a loss, especially in the value of their home. And the outlook this year is lousy. But there's hope. The average price of homes sold last year in more than three-fourths of the area was at or above prices from 2003 through 2005. That means most people who have been in their houses a few years are likely still sitting on gains. In addition to awesome ice cream joints, I visited one of the many restaurants in Stonecrest, a shopping center in the Ballantyne neighborhood in Charlotte NC. City Tavern has several locations around North Carolina. One is in Wilmington, NC, another is at Lake Wylie, and still another is in uptown Charlotte. It is what they call an upscale casual dining restaurant. They actually have a ton of seafood on the menu, which is what I was thinking about getting.
