I have always thought of Cornelius as the older sister to Mooresville since it was targeted by Crescent Homes for its first luxury lake front residential community, The Peninsula (with 11 miles of shoreline on Lake Norman), about ten years before The Point in Mooresville.  Both towns have a significant number of miles of newly developed waterfront property on jagged peninsulas of land jutting out into the middle of  the main channel of Lake Norman.  And both towns have their historic downtowns on the east side of I-77 along the old Main street/ Highway 115.Because Cornelius experienced its most significant waterfront housing developments in the early 1990's, compared to Mooresville there are more mature trees and landscaping giving it a bit of a different feel.  A general overview of Co...

The latest information to be released about the Village at Lake Norman project in Cornelius says that the Planning Board will be meeting again later this month to further discuss zoning and approvals needed on the local and state levels. The more than 100-acre project will require a number of road improvements including the widening of Route US 21 from two to five lanes and the widening of route 77 from two to three lanes between exits 23 and 28. In addition an interchange (exit 27) will need to be built as well. Final discussions should be concluded and construction is due to begin in the fall of 2009. Magnolia Estates is a quaint neighborhood in Cornelius with loads of character.  From I-77, it is located off of Exit 28, which is Catawba.  Something that may appeal to many buyers is the fact that their home owners association is voluntary.  There are NO SET DUES.  This beautifully wooded subdivision consists of approximately 126 homes that were built between the late 80's and 2005.There are currently 6 homes on the market in Magnolia Estates.  These homes average 2,197 square feet and have an average list price of $282,516, which is quite affordable for Cornelius.  Within the past 6 months, 4 homes have sold in Magnolia Estates with averages of 2,432 square feet and ONLY 62 days on the market.  If you weren't sure, that is really good!  Homes are selling for about 98% of their list p...
