The quaint subdivision of Fairway Woods in Durham, NC is about to get a makeover if Pulte Builders gets its way.  They are seeking rezoning of 84 acres to build about 300 homes.  The zoning now is for two houses an acre.  That is almost four times the density now.   I drove by and saw where the entrance would be and it looks like a little sleepy town street.  If Pulte Builders gets its way there will be over 2,300 more cars on the road daily.   I couldn't imagine that but on the other hand there is progress that has to be made and trees to cut down.  Someone has to make a buck.I live in Brightwood Trails which is a subdivision similar to the one proposed by Pulte Builders and I like it but then my street doesn't empty into an existing subdivision.  I feel for the residents and hope they...

I have been looking at new construction sites like Creekside at Bethpage in Durham, NC for several weeks.  These are just around the corner from where I live in Brightwood Trails so the distance isn't very far and the people are great. Creekside at Bethpage is built by AV Homes.  The builder is also building in Florida and Arizona.  If you over 55 communities but aren't ready to move into one you can buy stock in the company.  The ticker for AV Homes is AVHI.  I am over 55 but ready for the Creekside at Bethpage so will have to look into the stock.                 Creekside at Bethpage is a very large over 55 community.  It is also just around the corner from just about everything you need in life from the interstates, RDU airport, shopping but also the major Universities in the area.  ...

When I moved to Brightwood Trails I never thought that Poop 'n Scoop wasn't a law.  Now I know better as I just read in the News and Observer that it is now a crime not to scoop your pets poop.  The Durham Board of County Commissioners officially adopted a regulation called "Removal of Canine Waste".Now if you are on public property, public right of way, or any private property without the owners permission you must scoop the poop from the pooch.  I always take care of mine but I know there are plenty of others that do not so hopefully this will spur them on to scoop the poop expecially in Brightwood Trails.

I always travel down to the Durham Freeway and turn right or left.  Today I went straight and came across a new construction site called Rustica Oaks.  This is not far from my own new construction site of Brightwood Trails.  The new builder at Rustica Oaks is Mungo Homes out of South Carolina.  It looks like the builder is in three or four different states.  Chesapeake Homes is all but sold out there but there may be one or two left.  Give Gene Allen a call to find out.Rustica Oaks is just opening a new section of homes and were in pre-sales at the time I was there.  There should be around 100 single family home so they will be open a while.  Remember though to get the best price and location call Gene Allen now so we can lock it in.  The model was nicely finished and they were touting ...

Orchard Ridge in Durham, NC is right around the corner from my subdivision, Brightwood Trails.  The townhomes are a product of Eastwood Homes and seem to be well built.  There are about 18 or so left so if you want one now is the time to give me a call for an appointment.      The prices for Orchard Ridge range from about $183,000 to A$211,000.  Not a bad price for a nice home. Winsford At The Park is a rather whimsical sounding name for a new homes community and its not very far from where I live in Durham, NC.  My wife likes to look at new construction as that is what she did for most of her career in real estate. Turns out Winsford At The Park isn't quite open for business but the model is almost completed and several other homes are being readied as we speak.  Going through the model home before it is completed is a challenge as you need vision.  The construction seemed sound and the fit and finish were looking good.  The materials were quite nice with some extra touches I had not seen in other homes in this price range.  So what is Winsford At The Park?  It is a new home community built by Jordan Built Signature Homes. Carolina Arbors by Del Web?  What is that I asked the wife.  I thought it was another line of furniture she was interested in.  We have lived in Durham, NC for over a year and I have never heard of Carolina Arbors by Del Web even though I sell residential real estate.  Well the place is an over 55 community.  Great there is a freeway running through the place.  No there are restrictions on you have to be 55 and older to live there my wife corrected me.  I get it now.  Just youngsters who are 55 and older.                      It turns out Carolina Arbors by Del Web is only about 15 minutes from my house.  How about going and taking a look around.  It was quite an interesting place and was not quite like any other new construction site I had been too.  The site office at Carolina Arbors ...

I recently moved to Durham, NC and do more reading at night on computer.  I sell real estate in the Durham area and am putting in many hours researching homes for my buyers.  As it gets darker around me the computer screen appears brighter.  I turn the brightness down but the screen still produces too much blue light.  I was looking for a solution and came upon an application called f.lux .What f.lux does is warm up the screen color.  It takes way the white and blue and adds some yellow tints.  If you are familiar with photography you know the temperature of lights can affect the colors in your pictures.  I have used a few nights and it seems to work pretty well.  I have never had troubles going to sleep but didn't like having to manually adjust my screen brightness all the time.  Since...
