I got an email chain letter today that points to the month of July this year as having 5 Sundays, 5 Fridays, and 5 Saturdays. Reportedly this only happens every 823 years. And, according to the email, this is known in Chinese Feng Shui as Money Bags! Since this is the first I’ve ever heard of this, and because I wasn’t around 823 years ago; I did some research of my own and here’s what I found! The email is a hoax It has nothing to do with Chinese Feng Shui This occurs much more often than every 823 years July having 5 Fridays, 5 Saturdays, and 5 Sundays happened in 1983, 1988, 1994, 2005... and it will happen again this year, and in 2016, 2022, and a lot more years if you care to know. Here is a little known fact. Every month with 31 days will have this occur. The day that falls on th...

1. Sellers Need SpaceIt is always best when someone is showing your home or holding an open house, to vacate the premises. The things that you love and adore about your home may just be the things that the potential buyers loathe. You point them out may make it more obvious that those things will be first on the honey-do list. The higher the imaginary honey- do list, the least likely your home will sell. 2. Smelly HouseEvery home has a unique scent. That's fine and scent is directly related to memory. You don't want your house to be remembered as the smelly house. Instead, you want to have a comforting scent that way when they remember your home, they think of how inviting and comforting your home feels. Try scented oils, place a dab on the oven light and leave the oven light on when yo...

I just read a post by Elizabeth Cooper-Golden that talked about how to better protect the consumer when purchasing a home with an HOA. Too many people see us as mercenary! Their perception is all we care about is the commission we earn, and in their opinion that’s too much! Some complain that we are incompetent and don’t listen. My question is why would anyone choose to work with such a person? But, this woman, “MRS I HATE REALTORS” claims to have had only one good experience out of six as she moved across the country! If this is true, I’d say she has a problem.  But that aside, let’s get back to the issue of our image. Is this you? When you meet with a client, is this what they see? Are dollar signs in your eyes? Or, do put them at ease, and take the time to find out what their needs a...

Jack Britt Junior Varsity Baseball had their first game today March 1, 2011.  They were up against Hoke County High School at the Hoke County field. The game began at 5:00 and by 6:00 Jack Britt already had quite the lead!  The boys played together like they have played together for years! Well some of them have, actually...  First base, Second Base (my son Alex), Short Stop, Third base, Pitcher, Catcher and Center field have played together through their years of growing up here in the Jack Britt School district. We have a very close nit area in every way! Great schools and a wonderful recreation center, with the fields in the heart of the community.  Drive by in the evening time and the fields are full of children of all ages ready to play ball! Parents get to visit while on the bleach...

When you tell friends and family you're going to buy or sell a home, and they ask, "Why are you working through a real estate agent when you can just use the internet," how will you respond?  Your first answer should be to have a professional handle all the paperwork - disclosure forms, inspection reports, deeds and titles, settlement statements... they’ll get the picture. You could describe your representative's knowledge about the area - schools, zoning, and property values.  You want to know that the neighborhood matches your needs, and that your home holds resale value for the future. Tell them there's more to advertising than websites, and that your agent will more likely find a buyer instead through their relationships with other agents and past and current clients.  Not to mentio...

If you want finer food, especially beef, chops and beer, you got it. The atmosphere is more upscale and intimate while the food is delectable. For starters order a specialty beer or play it safe with a Natural Blonde (Bud Light) or a Hefe or you can order a Mondo Mash and try all 6 beers! On your way out order a Growler and take your preferred drink home with you! Sirloin, porterhouse and rib eyes are a must. Just return from deployment and want a man meal? Try the Monster Mash! A 40 oz. Prime rib, soup or salad, 2 sides, a pitcher of beer and your choice of dessert! I recommend the Cowboy Steak, Spicy Pasta Diablo or the Mash House Meatloaf. Did you know they finish the meatloaf off on the grill? To top the meal off I would opt for the Big Bad Butterscotch Brownie or a Tia Marie!   No ...

A trusted colleague told me a story  that beautifully illustrates the opportunities today's real estate market offers.  A mother working two jobs saved up for a down payment and managed to buy a large home with a pool for $187,000.  Four years ago, that same home had sold for $370,000! While sellers are still feeling pressure, buyers with stable incomes and good credit histories are beginning to spread a "feel good" vibe throughout the industry.  Conditions have literally never been better for first-time buyers.  Affordability has seldom been higher and interest rates have hardly been lower.  Selection of inventory is vast, and sellers are highly motivated. As more buyers enter the marketplace, the ripple effect will be felt far and wide.  When they purchase a highly affordable foreclos...

The veterans administration insures mortgage loans, they do not provide loans.  As long as VA guidelines are met a VA insured loan allows Veterans to purchase a home with no down payment and to refinance an existing home.  As long as the veteran meets the VA guidelines for eligibility and the property meets VA eligibility the VA loan is a great benefit for our service members to enjoy home ownership with no down payment and no monthly mortgage insurance premium. A veteran must provide the loan officer or lender a certificate of eligibility issued by the VA.  When I purchased my first home using VA loan I ordered my certificate of eligibility and had to wait to get it by mail.  Now you can get it quickly online. The VA charges an up front fee called a "Funding Fee" unless a veteran rec...

Surviving Your SerengetiAfter reading just the first two chapters of this book I am very intrigued where the story will lead... It is a interesting comparison, animal survival on the Serengeti to the way we “survive” in our lives.  It really made me think about my life, trials, and tribulations.  What if I had chosen to give up? Not stay the course? Some people do not have the endurance that it takes to be successful in life, business and relationships.I do believe that it has become socially acceptable to give up when the going gets tough. Make excuses to why we “had” to quit.... I have seen my fair share of tough times, mind you, I know I have a blessed life compared to some. But we make a conscious decision to quit or to continue trying. As I read these first two chapters it made me t...
