Simon Temple AME Zion Church - Wins 3rd Game of Church League Play  Tonight, the Simon Temple AME Zion church basketball team won it's third game of the season.  We are now 3-0, our team has applied a tremendous amount of defense to win both games.  We underestimated our opponent who was smaller, yet quicker.  The team had to make some second half adjustments in order to pull the win out 47 - 41.    We once again appreciate all those who came out to the Smith Center at Seabrook Community Center to support us. On behalf of my entire team, we do appreciate the team sprit and support. Our next game will be February 5, 2011.

When A Seller Wants Everything Including The Kitchen Sink More often we hear about buyers who want everything when they buy a new home. But what about the home seller who wants to keep everything including the kitchen sink--LITERALLY. I met with a home seller this week and I honestly thought it might be some kind of joke. Well, maybe I was hoping it was some kind of joke when they asked me if we could exclude the sink. Okay, it was not the kitchen sink but that sounded better for my title. As we went over the listing contract they asked me if there was a way to exclude it. This was definitely a new one for me. In the days of lots of upgrades, it is understandable that sometimes people become very attached to certain items. After much conversation and a lesson on buyers expectations along...

The idea of creating urgency with clients has long been a hot topic when it comes to sales. While there may be some merit to this, the deep down truth is that when a home buyer or home seller are really ready to take action, they will possess their own sense of urgency. As the moment appears where it time to make a decision, there may be those who will need a little more coaxing, a little more reassurance and a little more hand holding. That’s where the real work begins. As a Real Estate Professional, it is my job to be there for the education and the support of each and every client. Their sense of urgency will naturally unveil itself when they are truly ready to move forward. It’s not about “creating urgency” for a home buyer or home seller, it’s about helping each home buyer and home...

It's so true that we real estate brokers can only do our job and take care of our clients if the people who we rely on for support also do their jobs well.  They are very much a part of our team, and they can make us look very good or look very bad. I have worked with some strong mortgage companies over the years, and they have been very supportive for me and my team.  But now, my preferred lender in Fayetteville, NC is Jason Brooks at New American Mortgage.  In the video, Dana explains why we think the world of Jason:   If you're a broker or agent that wants to have this kind of support for your clients, give Jason a call.  His phone number is (910) 920-7283.  His email is jason.brooks@newamerican.com.  If you're looking to buy a home or refinance your home, call him. He really does of...

"Are you currently behind on your mortgage, or in foreclosure? Often times, when the Realtor and Seller sit down together to discuss listing the home many questions are asked.  In the current real estate market, the first question we ask is "Are you currently behind on your mortgage, or in foreclosure? Customers often have a difficulty time conveying their financial difficulty to their Realtors.  It is extremely important to find a Realtor to have heart to heart discussion and full disclosure.  A prior client and I had this same discussion.  The client indicated that he and his wife were not behind on their mortgage and not in foreclosure.  The client even added new cabinets, against my recommendation to the kitchen.  A month after repairs and listing the home, I received a call stress...

Ladies Night with the FireAntz   Last night our local hockey team, The Fayetteville FireAntz, had a ladies night.  They were bringing awareness to the issue of Breast Cancer by wearing pink jerseys, giving pink shirts away to the fans and after the game auctioning jerseys and hockey sticks and gave the proceeds to charity as well.   What a great way to show support to your community.  There were venders throughout the concourse to have give aways and to show support for Breast Cancer.  My office, Keller Williams had a pink basket giveaway and we had several agents and one of our core services representative Traci Marley with Wade Dunbar Insurance to help us out. Although we did not win last night (over time and a shoot out) it was still a great time for everyone who sat around us.  Ther...

New Construction year to date New Home sales from Jan-Dec 2010 equaled 2,156, which is only 10 houses lower than the same time last year. New homes are dominating our market.  The predictions are that the market will continue to be dominated by new home construction. The domination of New homes in the market is impacting Residential home sales. Sellers in our Fayetteville market will need to reduce prices in order to compete with new homes.  It's going to take a tremendous amount honesty and analysis to ensure residential homes continue to sale.

Omni Health and Fitness Center in Fayetteville This morning my wonderful husband decided it was time for us to get back to our fitness routine.  Since it is rather cold outside this means hitting the gym.  We are members of the Omni Health and fitness Center here in Fayetteville NC.  We purchased our membership last year, and were very happy with the facilities, the location and the hours.  Just got out of the routine of going..and since I am the queen of excuses, we haven’t been in quite some time. I was a bit nervous as we walked in...but things were the same.  People working out and doing their own thing.  We were attending the cardio kickboxing class and I had never been to one of these classes.  Let me just say, it kicked butt!  I felt it was a good workout after the warm-up!  Need...
