Question from my client... Melissa do you think we will be able to close early? This is a contract on new construction so that question is really easy to answer, YES! If all the pieces come together... You must get all your paper work into the mortgage company so they can get their part of the transaction completed.  Once the appraisal is ordered it usually is completed within 10 working days.  The appraisal is the one thing that can hold up a transaction that we have no control over. The buyer’s job is to make sure that their homeowners insurance has been secured and given to the mortgage company.During all of this the Attorney is taking care of their part of the paperwork preparing the deed, checking for liens on the property and checking to make sure that the seller is going to supply...

Fayetteville, NC State of the Real Estate Market Here in Fayetteville, NC I am asked by buyers and sellers alike..."how is the real estate market"?  After I determine why they are asking I go on to tell them our area has not been hit like other areas.  We are still doing plenty of real estate here locally.  We are fortunate to have Ft. Bragg and Pope Air Base which helps with the constant movement of homes in our area.  Thanks to yesterdays State of the Real Estate Market summit, I now have facts to back this up! In the last 10 years our average appreciation rate is up over all 5.5%.  In 2001 only 3752 homes closed compared to 2010 5731 closed.  In the year 2001 the average sales price was $106,582 and 2010 the average sales price was $162.329.  In my book, that isn't too shabby. If you...

State of the Real Estate Market  Dr. Lawrence Yun  Today, the Fayetteville Association of Realtors had a robust turnout for Dr. Lawrence Yun (Chief Economist for the National Association of Realtors) presented the State of the Real Estate Market.  Dr. Yun's presented some very informational and insightful analysis on the current state nationally.   One profound statement he made was that we didn't have a "Housing Bubble", we truly had a "Credit Market Bubble".  He indicated that depending on how fast businesses reinvest the profits back into creating new jobs. Our recovery nationally could be 2 - 3 years or as long as 5 - 6 years.   The great news for the for the local Real Estate market, is that our 9 county region has not been impacted like the national outlook.  The Fayetteville mar...

Should I buy a home in Fayetteville NC or should I rent??I hear this question all the time.... I am working with first time home buyers right now that are weighing the options between the two.Reasons to buy:1. The interest that you pay on your mortgage is tax deductible, and we can all use a break on our taxes!2. The home is yours to improve on how you see fit3. The pride that comes with owning your own home is not measurable4. It is one of the most important investments that you will probably make5. Who you have living with you is up to you, pets included, as long as it does not break the neighborhood covenants Reasons to rent:1. If you are not going to be staying long enough to make it worth while then you should rentThe list for buying a home could go on really forever but I think th...

In the Fayetteville Area are there any 100% Loan Programs?   In the Fayetteville Area are there any 100% loan programs, is a question that comes up often from customers.  The Fayetteville Real Estate market we are heavily influenced by the VA market.  Our veterans realize the benefit of the 100% financing provided by their VA entitlement, I know I took full advantage of mine.  We often get questions from those who are not affiliated with the military, "Are there 100% program for non-military?"  The answer is a resounding "Yes".   We have several areas that are in close proximity of Fayetteville and Fort Bragg that fall in to the 100% financing zone.  The loan program is the USDA Rural Development loan, which most lenders in the Fayetteville, NC area are aware of.  The program provides ...

PWC Boil Water Advisory - In Effect for Fayetteville Until Sunday at 6PM  PWC (Public Works Commission) has a boil water advisory for the Fayetteville area until 6PM on Sunday January 16th.  The impact of the water main break has effective businesses in the are in a major way.  All businesses in the city of Fayetteville are not using water, only bottle water and bottled drinks are being sold.  Once all services are returned to residents and businesses in the area, I'm sure a full investigation will be done.  We need a full report of the cause of the break, but more importantly a work around solution.  PWC needs to have several layers of redundancy built in to avoid, such a major impact to a city close to 300,000 in size.

State Senator Eric Mansfield Oath of Office  Today, we had an opportunity to go witness Dr. Eric Mansfield take the oath office for the NC senate.  It was a great ceremony for a genuine good person  who gain a tremendous amount of support from the community. In a time when were so separated by different political parties, we should concentrate on issues.  Senator Mansfield will represent us well and work with all parties to lead the state of NC.   Congratulations, Senator Mansfield.

75% of Fayetteville Water Customers without Water - Schools Delayed 2 Hours  The (PWC) Public Works Commission - just released an official notice that we in Fayettteville are having a Major Water outage.  Over 75% of the area is impacted by the water outage.  We also received a notice from the Cumberland county schools, that schools are delayed 2 hours.  We have been it by Rain, Snow, Ice and now a water outage.  It would be an understatement to say it's been a rough week.  Customers of PWC will need to conserve water until that outage is restored.  Once the water outage is over, PWC indicated we will need to boil our water for the next 48 hours.   PWC updates can be received at: www.faypwc.com

ScrubsOaks...a Contemporary American Pub On the north side of Fayetteville, NC, on Ramsey St., in the Villages of Kinwood,  there is a great place to eat called ScrubOaks.  I went there for the first time last night.  I had heard from several people that they had really good food but since this place is across town, I have not had the opportunity to go yet.  Let me say, I will be back!  I was greeted as soon as I walked in and immediately felt like I had been coming there forever.  There are tables or you can sit at the bar.  Its very contemporary yet still very cozy.  Its a great place to go and watch your favorite football team on one of the several TVs or take a group of friends and have dinner, great place for date night too!  You can order some yummy appetizers like deep fried ...

The #1 Tip For Dealing with Snow in the South   We are in our 3rd day of being locked in and cabin fever is setting in. Cumberland County schools are canceled again for Wednesday January 12, 2011.  One thing that I've noticed about our area, which rarely gets snow.  We missed the #1 tip when it comes to dealing with snow.  The number one place you must clear before attempting to drive is the roof of your vehicle.  If you leave the snow on top of your roof and clear the rest, as the inside of your vehicle warms up. The snow on your roof loosens up and starts to melt.  We all know what happens next, you hit the brakes firmly.  The snow then slides from your roof to your front windshield. To avoid turning your day into a bad one, please clear the roof.  I hope the tips helps.

Second winter storm for Fayetteville NC Winter 2010-2011Funny thing that my preacher said on Sunday “good thing that we are in the middle of global warming or could you imagine how cold it would be”.  Dr. Martin of Village Baptist keeps us laughing while delivering a wonderful message! The snow is a beautiful thing! I read a comment on Twitter from “JayTheHomeGuy” that read “Snow is like life: beautiful stuff conveniently masks the mess under it ...until the Son comes out & melts it all away”. Thanks Jay O’Brien! While you are stuck at home with time on your hands you could start your seach for your new home in Fayetteville NC... To see all the homes for sale in the fayettevile and surrounding area pleas visit my web site at www.FayettevilleNcHomeFinder.comThe children are SO excited ab...

The snow seems to love the Fayetteville, NC area. Snow continued to fall today in the Fayetteville Fort Bragg metro area, bringing everything to a screeching stop.  The scenery was great and kept most of us in or around our homes throughout the day.  Cumberland county schools will be closed again for Tuesday January 11, 2011. We should enjoy a couple benefits of the snow:   1)  We get to spend more time with our families 2)  If your in a service business, like Real Estate.  We get to reconnect with all those customers who are stuck at home.  I'm a little bias, but love the opportunity to make a few 'Customer Connections".   The glass is always half full or half empty, it just depends on your state of mind.
