Home Owners realize very quickly that real estate taxes are a necessary evil.  They will always be there for you. Said another way, you  know that eventually you will come to the end of your mortgage payments but with real estate taxes you will pay until you sell your house or until...lets just say forever.  However, the good news is that you can do some things to keep them as low as possible. Buying Short Sale Homes in the Fayetteville NC MLS The Fayetteville NC MLS is full of homes in the Fayetteville and Fort Bragg area in all different price ranges. Due to the current real estate markets many of these homes are being sold as a short sale. A short sale, if you're not familiar with the term, is when the current owner wants to sell their home in order to avoid foreclosure. If a short sale goes through, the owner can lift the burden of a mortgage payment and help preserve part of their credit rating. The seller is hoping that the bank would rather take part of the mortgage amount than go through the bankruptcy process and then try to resell the home themselves. If you see short sale homes in the Fayetteville NC MLS you'll notice that they normally have asking prices that are ...

Last year I lost my father and to some it may not seem like much of a loss, since we had only found each other five years prior. I would beg to disagree. I knows what it's like to be a single parent and thankfully I know what it means for a father to be a father. With that being said I would like to wish a Happy Father's Day to all fathers and surrogate fathers(whatever gender). I hope that the day brings everything you hoped for. Whether that wish is to just be left alone or fawned over I hope every father figure is celebrated is some way today. Have a happy!

Looking at the traditional method of selling a house it is no wonder the chances of selling are so low! Tons of Competition-In our MLS area since January 1 2009 to today their where 4878 homes listed and 2542 sold, just over half! Few Buyer Showings-Because there is nothing setting your home apart from other homes for sale.  Few buyers come out and look at it. Hard to get a lot of showing WITHOUT "Giving Your Home Away" -to get a lot of buyer activity, you have to price your home 10% below market. Here is a Market Pulse Report for Jan 09 to today: Market Pulse Report Activity Date: New BOM Pend Pend/CS Expr With Sold AvgSold$ DOM MedianSold$ Jan 2009 632 198 355 1 289 187 261 $63,115 87 $108,500 Feb 2009 633 167 364 0 185 183 302 $81,354 80 $122,250 Mar 2009 729 198 419 2 213 206 359 $...

Buying your first home does not have to be a difficult process.  Planning and being armed with good information is a good start to this process being very smooth.  However, there are ten areas that new homebuyers  often make mistakes with.  At best these mistakes could make the process more time-consuming.  At worst these mistakes could cost the buyer problems in the future when trying to sell. First time buyers commonly make at least one of the following mistakes: Timing-  Most first-time home buyers are usually renters. Don't sign a lease if you intend on buying a house before your lease period ends. If this may be difficult, you may inquire about a shorter lease, possibly a month to month  lease.   Looking at Homes You Can't Afford- Home buying goals for first-time home buyers must b...
