Buying Short Sale Homes in the Fayetteville NC MLS The Fayetteville NC MLS is full of homes in the Fayetteville and Fort Bragg area in all different price ranges. Due to the current real estate markets many of these homes are being sold as a short sale. A short sale, if you're not familiar with the term, is when the current owner wants to sell their home in order to avoid foreclosure. If a short sale goes through, the owner can lift the burden of a mortgage payment and help preserve part of their credit rating. The seller is hoping that the bank would rather take part of the mortgage amount than go through the bankruptcy process and then try to resell the home themselves. If you see short sale homes in the Fayetteville NC MLS you'll notice that they normally have asking prices that are ...

The Suitcases for Kids program was established by the NATIONAL ASSOCIATION OF REALTORS® and are asking all Associations to participate.  The program collects suitcases and donates them to kids that are in foster care and do not have a suitcase to carry their belongings from one home to another. Most foster children carry their belongings in black garbage bags as they move from home to home.  Each child averages 7 moves while in foster care.  The Fayetteville Association of Realtors Public Relations Committee will be collecting new or "gently" used suitcases at the May 19th Luncheon.  We will also be collecting toiletry items such as toothbrushes, toothpaste, shampoo, conditioner, soap, deodorant, shaving kits, etc.  These items can be placed into a Ziploc bag.  Please help support this ...

Fayetteville NC homes got a boost in February as did the national market. Fayetteville's MLS showed an increase in units sold in February over January this year. The number still down from last February was seen as a good sign. According to estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development. New home sales were up for the month of February across the nation. Like the Fayetteville NC market the number is shy of February 2008's. It was the largest monthly sales jump since.., more from the Fayetteville NC Homes blogsite

Initially this may not seem relevant, but before I'm done it will. Recently I've heard a lot of talk about class envy, socialism, and redistribution of wealth. Well, if everyone would just stop and take a moment to look at what is really happening, perhaps they would see a silver lining amid all the doom and gloom.  You see my take on the whole situation is that it's deception by design. It's so simple, so basic, and it works every time. It's the jungle tactic of survival of the fittest, where only the strong survive. What has happened in America is there's been a shift in political power. And the ideology of the former administration that dominated the way business was done, is diabolically opposed to the new administration and their agenda. It is perceived by the opposition that capit...

Well, the inevitable has happened.  Our area is going through a time when homeowners are receiveing notices that their property values for real estate are on the rise.  Funny thing is, the notices are coming as "appeal forms" so the tax department is already assuming a lot of people will fight the re-evaluation.  I, for one, will be one of those fighting. Why the sudden re-evaluation?  In my opinion, it is a way for those who do pay their taxes to "pick up the tab" for those who don't and the high amount of foreclosures in the area.  Unfortunately, the county needs their money and if a home is foreclosed, the money is hard to get...so what better choice than to go after the people who have paid...after all, they must have money right?  They paid! The rise in property value was inevitabl...

First time home buyers can qualify for a tax credit up to $8000. This is not a loan! Imagine this. It's January 2010, and you just filed your tax return. But, in 2009 you bought your first home. Well, on top of what you would normally get back, add a whopping $8000. Now how's that for a stimulus? But before I say another thing, check with your tax advisor first.    Interest rates are very low... new and existing homes are abundant. NOW is the time for anyone with good credit to make their move. Everything runs in cycles. Happy days are here again. Take advantage of the opportunity while it exists, because it will not last forever!!! This is not the time to be skeptical. Real estate is a good long term investment. You don't want to be one of the ones saying I wish I had.  I would never s...

John was tired of waisting money on rent. He'd just got a promotion and finally     decided to buy a new home for his growing family. And just like many home buyers, John was at work searching the web for real estate. He visited several sites before he came across my homepage. As the page loaded, John was not prepared for what was about to happen. You see, John did not know that he would be greeted by a live actor introducing him to all the wonderful features offered on my website. John's speakers were turned on and now his co-workers knew that John was doing something other than work on company time. John was BUSTED!!        This scenario stretches a bit to make a point, however this could be a potential problem. So what practical advise could be offered besides the obvious to avoid t...

It is true that home sales are slower than normal and some property values are off slightly, but we have a better than average market in Fayetteville, because of our huge military presence. It is noteworthy that active duty military, military retirees, veterans, civilians employed by the Department of Defense, and contractors contribute a gazillion dollars to the local economy each month! Some neighborhoods in our area have actually appreciated according to an article published in The Fayetteville Observer dated February 7, 2009. Contact me if you would like to know if you live in one these neighborhoods. Everyone can contribute to increasing property values by taking pride in our neighborhoods, and regular maintenance. Even if you rent, realize that you play a role in helping to mainta...

It's settled....Fayetteville has been ranked as the No. 1 housing market in the nation for appreciation in the fourth quarter of 2008.  Zillow's report shows Cumberland county increased in home values 6.9 % compared to a year earlier.  This is largely because of our military based personnel on Ft. Bragg and Pope AFB.  We have not been impacted like the harder hit areas in CA and AZ.  Bottom Line: It is a great time to buy now and it has been for quite some time.   The media is portraying an image of gloom and doom that is keeping buyers from making a move to purchase.  This should help with the decision. If I can answer any questions you may have regarding purchasing a home in the area, feel free to call, email or text me.
