Do you have an IDX link on your site and Advertise "search the MLS"? I know I have. Under new NAR rules, that is not accurate. Our visitors think they are searching the whole MLS and they are not with IDX link. I was not aware to the difference. Shame on me, but I know now! Found this youtube video reading an outside blog.

I have many years experience with network marketing companies, and in my opinion, this is network marketing at its finest. We are marketing (sharing) our knowledge, skills and abilities with each other, and the consumer. The relationships we build in the AR Community allow us to leverage our ability to earn referrals from our colleagues around the country. The single level residual offered by my company being the exception, there is no better way for an agent to network, than in "The Rain". We sell the largest single purchase item the average consumer will make in their lifetime. And we EARN a percentage of the sales price, nice huh? And, we get to do it more than on some occasions.  For example, how many times have you sold a client a home, and a few years later have them call you, bec...

Current economic conditions have many wondering if it is time to buy, sell, or complain?  There is an abundance of distressed properties resulting from job loss, divorce, and bank foreclosure. But as with every cloud, there's a silver lining.  If you are looking for a way to create wealth there's probably no better way than buying and selling real estate. History proves that owning real property is a safe way to hedge your bets over time. And that's been true in good and bad economic times. Have you ever noticed how history seems to repeat itself? It is history that allows forecasters to predict trends because everything seems to cycle or repeat. How many times have you said, "if I only knew then what I know now, I would have done this, or that"?  I'm telling you, NOW is the time to buy...

You're relocating to Fort Bragg and you've decided to live off base. Should you buy, or should you rent? One question to ask yourself is do I expect to own the home long enough to recover my cost. Let's face it, every cent you spend on rent is money you will never recover. On the other hand, if you buy, you will be responsible for all the maintenance cost not covered by insurance, plus pay property tax. Under normal market conditions it is not unusual to see property values appreciate 3-5 percent per year. So when you do the math you have to figure out how long you have to own the home before it becomes profitable. Notice I said own the home and not live in it. Because as a homeowner you also have the option of letting someone else make the mortgage payments by renting it out if you lea...

The latest BUZZ , first time buyers buy now and get $7,500 tax credit.  Let's take a closer look at that.  Under a microscope this might not be for everyone and everyone might not qualify. Qualifying for the Credit First of all you need to check with you tax adviser to see if you qualify for this credit.   Certain rules apply: Only the purchase of a main home located in the U.S. qualifies and only for a limited time. Vacation homes and rental property aren't eligible. You must buy the home after April 8, 2008, and before July 1, 2009. For a home you build, the purchase date is the first date you occupy the home. Taxpayers who owned a main home at any time during the 3 years prior to the date of purchase aren't eligible for the credit. This means that first-time home buyers and those who...

Sometimes in real estate, we have to make changes.  Some changes are neccesities, some are because we desire a new outlook and then there are times when we step up and into a position to help someone else. I find myself in one of those positions... I have been asked by a friend who runs an agency to step in and take the reigns as the relocation / recruitment director for Century 21 Family Realty located in Fayetteville, NC. I have decided that I want to help grow the office, to help with the training and potential success of the agents that I bring in and handling the relocation needs of those transferring into and out of our area. So, without furthur a-do.....if you are interested in finding out what Century 21 Family Realty can do to assist you with your career or if you have a referr...

To Our Friends, Clients and Fellow Realtors; The Anderson Realty Group is proud to announce we have moved to Paradigm Real Estate.  We have truly enjoyed our time with our Keller Williams Family and we will truly miss them.  Keller Williams has been such a great influence on our Real Estate careers.  As the former Team Leader (Sales Manager) of Keller Williams Realty (Fayetteville), I will miss the great things George Womble (OP) and I were able to accomplish.  The past will always establish the foundation for the future.  At Paradigm Real Estate we are Co-Owners, and I plan to resume a similar role (Team Leader/Broker In Charge) as I had a Keller Williams.  Our Vision for Growth (Based on the formula we used at Keller)    At Keller Williams Fayetteville - (Dec 2006 - Feb 2008) Increase...

Each year, the firemen at Stoney Point Station 13 set up an elaborate and frightening Trail of Terror for those who are brave enough to partake.  There are so many cars parked along the side of the road during the scheduled nights that you can hardly get past the station.  There are kids and adults alike but I don't recommend the smaller children participate.  These are some hard-working guys (as I hear their sirens several times per week) who stop to give even MORE to the community.  I guess there is truth in the old saying...you work hard you play hard.  Great job guys!!

Are you a MILITARY Soldier who is expecting a child or already the mother of a child who is not older than 6 months?  If you fall into one of these categories, then you should make plans to be at the Crown Coliseum on Nov 15.  Fayetteville Cares and Operation Home Front will host what will probably be the largest baby shower ever seen in the state.  Please visit the Fayetteville Cares website to get additional info. I hope to see you there.

How's the Market in Fayetteville, NC ?  - Incredible!! - www.ARGHousing.com Yes, despite all of the media and news we aren't that bad off her in the Fayetteville Fort Bragg housing market.  The market for the year for residential sales are only down 9%.  So, what does that mean?  Everyday in our market, someone is selling and someone is buying.

The City of Fayetteville is expected to begin annexation of the Gates Four golf course community.  According to the city plan, the Gates Four Country Club will become part of Fayetteville on October 28, 2009.   In 2004 the community fought off annexation - both parties agreed the city would wait until this year before beginning the process to forcibly annex the community.  In 2003 the previous city council voted to take in the 28 square miles with 43,000+ residents.  The city now surrounds Gates Four on three sides.  The residents of the community have thus far managed to fight off the annexation but most know it is inevitable.  The homeowners association maintains the streets within the community, and would remain to do so since they are private streets.  Also to remain under priva...

There aren't many local venues here that can nicely accommodate a large group of people for an affordable price.  I have the suggestion, the Crown Coliseum Ballroom located at 1960 Coliseum Dr, Fayetteville, NC 28306.  It has a stage, a dance floor, space and equipment for a video feed and seating for up to 650 guests.  The chandeliers give it the ambiance to hold your military balls and holiday parties.  The room is sound-proofed quite well as other activities are going on.  Hire your favorite band and enjoy a wonderful evening without driving an hour. If you want to check out the other things going on, check out their home page.  You will find everything from gun and knife shows, plays, concerts to the County Fair coming up in September.  That will be from 18-28 September. If you need...
