A foreclosure in your neighborhood can do more than spoil the view while diriving up the block.  It can also have a financial affect on every home in the subdivision. Fortunately, there are things that can be done to prevent a loss in your homes equity should you have a home go into foreclosure in your neighborhood. If your neighbor is moving away, find out if you can help maintain the property.  Outside appearance will help ensure that the property does not "look" like a foreclosure.  Even if it is rented, a renter may not be taking care of it, try to lend a helping hand if needed. Keep up on your own property.  If you see a few disgruntled properties in the neighborhood, don't let that discourage you from not keeping up on yours.  If every other property on the block is in pretty good...

Earlier this month my husband and I went on a little getaway for our 25th wedding anniversary.... We were in a town in NC called Seagrove, home of the heart of pottery in NC.  Beautiful country side just to go for a drive.I love photos like this because it makes me ponder life a little.... Look at the road, you can not see where it is taking you so you have the choice to complete the story.  We all have times in our lives when it is time to choose a path, I usually welcome those times and love to think about where it might lead!  As you look at this photo where do you want the path to take you......

PenFed Realty Acquires Paradigm Real Estate It feels great to be “Back on Activerain”, Thanks to a great Ambassador Charita.  AR Family it feels great to be back after such a long but Productive layoff. In May we went into talks with PenFed Realty to purchase our company.  We sold our company to PenFed Realty effective July 1, 2011 and became PenFed Realty (Fayetteville).  PenFed Realty, a wholly owned subsidiary of Pentagon Federal Credit Union, the nation's third-largest credit union.  My partners and I knew we were building a foundation that would be viable, we just didn’t know how valuable.  It was three years ago in September, that we decided to leave Keller Williams Realty (Fayetteville) and start Paradigm Real Estate.  In what some say has been the toughest years in the  Real Es...

Buying a new construction home in Fayetteville NC can be a lot of fun, and there are plenty to choose from here in the Fayetteville area! I would like to share some tips and tricks on the subject.First off, you should know that, builders know what the homes should be priced at they have done their job on that topic... So as far as negotiating the price goes, it doesn't, for the most part - but you certainly can give it a try!  What that means is, usually what the home is listed for is what it is going to sell for.  One reason that you as the home buyer should be happy about that point is that they are trying to keep the prices of the homes in that neighborhood at a certain level... If they sell cheaper then when an appraiser does his next appraisal and sees that a home sold for less the...

Do you own a Droid X???  Read this, you will be glad you did!!I love cell phones and the technology that they provide, I just cant get enough! I have been known to start talking to a complete stranger just to see if they know about the latest update, etc... Hopeless I am, but if I ever lose my day job I can go to work for “Big Red”!I can not believe when I talk to people that own a Droid X that they are not aware that “Gingerbread” update is available for their phone! I have a Thunderbolt and I am foaming at the mouth waiting for it to come to me!!So go to “settings” then to “about phone” then “system updates”, download and install!! The phone reacts SO much quicker than before and they have made the whole experience better.  It is so much fun finding all the new options I am not going ...

God is talking but do we listen??I have been a true believer since I was very young....talk to God on a regular basis.  Through the years I haven’t asked for much, always thought that my issues were way too small to bother God with...I talk with him about them just never really asked him to do anything about it, what will be will be.Well that all changed for me two and a half years ago when I lost my Mother, Amelia Gallagher,  unexpectedly.  I asked God why? How could he take her away from me? I grieve for her everyday and always will, but there is one thing that weighs so heavy on my mind and that is - is she OK?  I wrote a blog a while back, "My Holiday Miracle" , about a time when I know God was answering me....Since I was young I have been visiting Myrtle Beach. I love to walk along...

How often do we ask God for something, not really expecting it? Don't we so often encourage people to pray, or tell someone "I'll pray for you," but we really only mean it as a form of comfort, a way to show we care? I have a story to share with you.  I have clients who are selling their home, and hope to buy a new one in a nearby neighborhood where they will be joining the staff of a local church. I have their home listed for sale, and they are anxious to get it sold because they are excited to begin their new life. Yesterday morning, my client called me and said, "Julissa, you're going to sell our house today." "I am?" I asked. "What's going on?" She shared with me what happened that morning at their table. Her pastor had been teaching lately that one should be very specific when pray...

I was listening to the news this morning and heard a news anchor talking about adding value to your home. A lot of home owners this such things ADD value, when in fact they don’t I had a client posting on Facebook about his vinyl fence he wants to install, and hes sure it will ADD value. People tend to think doing certain things will tack on how much their home is worth, when if fact, it wont! I dug up and article by the trusted HGTV, and I am going to go over what the additions/ changes WILL do! Side Note: For the Lafayette area in the price point below 200K, a white vinyl fence is out. Unless of course, its solely for your enjoyment! #20. Add a Home Office This tip is more along the lines of ‘staging’. Adding one wont add anything to your bottom line. If you can however, stage your ex...

Father’s Day 2011Today is the day that we take the time to honor our Father’s.... They work hard all year long to get their children to ball games, help with school work, tuck them in, etc.Today my children wanted to take their Dad to play golf, they love to play also! So we headed out to Upland Trace Golf course.  The staff is friendly and accommodating and is quickly becoming one of our favorite places to play!It was a little warm to say the least but we all had a blast! McKinney team one ( Me & Alex) beat McKinney team two (Rick & Haylee) 99 to 103.  Better luck next time team two!! ~evil grin~
