Macon County, NC Franklin is an incorporated town located in Franklin Township, within the Nantahala National Forest, in Macon County, NC. Real Estate Market Report for Macon County Franklin North Carolina. I am Happy to announce the market for Real Estate here in Franklin, NC is HOT.  It is becoming very difficult to find a decent 3 bedroom 2 bath home for under $120,000 in Macon County.  I know I'v been busier than I have ever been even working with a assistant its hard to keep up.   45 properties & 11 parcels of Land Sold in the month of June.  Currently there are 108 properties Under Contract right now in the Franklin MLS.  That number does include condos, singlewide and doublewide homes as well as stick built homes.   We still have foreclosures hitting the market but a lot of those need tons of work.  If your willing to update and put the work in then you are still in luck.  There are currently 38 homes in our Foreclo...

Market Report for Franklin, NC Real Estate | 1st. Quarter Things are looking up for the Real Estate Market in Franklin, NC.  According to our market comparison report generated by our MLS system.  Last year at this time we sold 25 units less.  This report includes all Residential, Land and Commercial.  This indicates the market is up by 14.79% in units sold and 23.61% in Dollars.The number of sales are improving from last year but I have noticed more and more foreclosures are still hitting our market.  I do believe we have hit a bottom of sorts and have high hopes of values increasing slightly in the near future.  I am seeing multiple offers on hot properties and the ones priced right.  A good buyers agent will be looking out for you as they hit the market.  If you or you know someone w...

Franklin North Carolina Spring Time and the Mountains are blooming In the Mountains of Franklin, NC Spring Time is awakening the mountains and they are blooming all over.  It's a special time of the year when the tree's have been doormat all winter and now are ready for new growth. I have never seen so many colors of green before as I do here in the Nantahala Forest in NC.  I say this every year and continue to be awed by the mountains when they bloom.  Here is more about Spring Time in Franklin, NC and the dogwood trees. Driving in Franklin NC and we had to stop and take a picture!   Driving along in Franklin NC while listing six acres in the Rainbow Falls Subdivision we just had to stop and take a photo of this unique church.  We have family that lives in Franklin NC - just about an hour away from Murphy NC so we drive by this church quite frequently and always comment on how unique the style of it is for this area. This time we just had to stop and get a photo to share. Real Estate is Good in Franklin, NC with Short Sales and Foreclosures. Here it is already January 15, 2013 and the Real Estate Market is hot right now in Franklin North Carolina!  Look for a property in Franklin, NC here.Last year in January 2012 at this same time we had 18 homes pending or under contract with 7 of these foreclosures making up the total.  The Good News is:  Today we have a whopping 86 homes pending & under contract.   Driving home this afternoon at around 5:30 showed clearly that the promise of the return of afternoon sun is back.  Always good to see the Winter Solstice come and go...it means that the daylight hours are getting a bit longer.  A month ago, 5:30pm was almost dark...boooooo.  Today, we still had another half hour of daylight left.  Soooooo happy  :-D       Here's a little view from Hwy 64 approaching the Town of Franklin from the west.  One of the many hardships of living in the Mountains of Western North Carolina! ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Market Report | Multiple Offers | Franklin, NC | Real Estate   Franklin, North Carolina Homes are SELLING, some with multiple offers. Some homes are getting multiple offers on them in Franklin, North Carolina.  This is good news and a welcome sign that the market in Franklin, NC is coming back.  We have had a 4.99% increase in sales this year but the dollar amount is down 0.04%.  Not good news for sellers but really good for buyers.  I sold some awesome homes this year that were a steal!It is getting harder to find homes for sale and our residential inventory is way down to just 637 units actively on the market.  Franklin, North Carolina Macon County Sheriff's office offers a safe ride home Ring in the New Year having fun in Macon County but if you have had too much to drink don't drink and drive because they will chase you down and lock you up.   If you or your friends need a ride there is NO excuse in the town of Franklin, NC.   Every year they give people rides home for free 9pm until 6am in the morning.   Thank you Macon County Sheriff's Dept. for making our roads in Franklin just a little bit safer on New Years Eve.

 Franklin, North Carolina Homes are heated mostly with Heat Pumps, Gas & Oil, Wood, and Electric Yes its Winter time once again in Franklin, North Carolina and some homes are being heated with Heat Pumps, Gas, Wood and Electric.  For those of you on Electric Heat Pumps, did you know even if your compressor quits working you can still have heat?  All you have to do is switch the knob over to Emergency Heat.  Some thermostats say EM heat. It will run on the heat strips alone.  It's not recommended as a fix however and it costs a lot more money in the electric bill but you will have heat until you can get it fixed. Some homes in Franklin have Gas & Oil heat.  Some people prefer Gas heat over electric because of price and they say it works better.  I recommend you get on a regular schedule ...

Fall Leaf season | Bradford Pears | Franklin, NC Fall colors Fall  in Franklin will end in just a few short weeks.  Every year thousands of people come here to see the magnificent color changing in leafs.  It's a magical time of the year here in the mountains as well as the springtime when it all comes back to life.  The last of the fall colors are usually the reds.   Tourist season in Franklin, NC will end as well and our population with be cut in half.  Although families are staying longer and love to come up for Thanksgiving and Christmas.  One of my favorite trees in Franklin, NC are the Bradford Pears.  They bloom in the spring with a pretty white flower and just look at the beautiful show they put on for the Fall season.  I have two in my yard seen here in this photo.  The only ne...
