How does my house stack up? By Pat Riley of Allen Tate REALTORS Knowledge is king for sure. Park of knowing your market is to know where it begins and ends. Who are you competing with and who is your direct competition? There are many factors that determine the actual geography. It is a school zone, crime stats, or a highway corridor that folks won’t cross? Is it a school feeder pattern? Sometimes folks, in addition to price, want to limit the search to new or resale. Many times, amenity packages and HOA fees make a difference, along with the lot size and age of the property. How do you get to know your marketplace? For starters, you should find a Realtor to help you as he or she will know the ins and outs of the marketplace. But even a Realtor can’t read your mind so be sure to check...

Happy Fourth of July From the Kirkwood Parade in Greensboro, NC Every year on the fourth of July the Kirkwood neighborhood here in Greensboro, NC.  It is a fun time to be had by all.  Made up of the families and friends that live in the wonderful little bedroom community that is Kirkwood this parade embodies to me all that America is.  While I live just a couple streets over in Irving Park one of my many past clients invited my wife and I over for a little get together and to watch the Parade from their front yard.  You see if you drive down the main streets of Kirkwood one common theme you may notice are the adirondack chairs in just about every yard.  It is common in the many warm months we have here in Greensboro, North Carolina to see families out in the front yard conversing and ...

Greensboro's Atlantic & Yadkin Greenway   Greensboro, North Carolina has one of the largest collections of greenways, hiking paths, and bike lanes in the southeast.  We are still adding even more all the time with plans for so much more.   The Atlantic & Yadkin Greenway is a asphalt paved greenway that follows the old railway of the old Atlantic & Yadkin Railroad.  The original path ran from Mt Airy, NC (the home of Andy Griffith) to Sanford, NC.  I went on a ride today and went from the present end near downtown Greensboro all the way to Summerfield.   It was a beautiful ride on tree lined paved trails.  I rode for a full hour in basically a straight line.  There are of course intersecting trails hiking and biking all down the greenway.  As you can see by the map the greenway joins tog...

By Regina Walter of Allen tate REALTORS As a consumer, I’ve often wondered what I should be asking my real estate agent when buying or selling a home. At one point, when I was purchasing my first home, I wondered if I even needed an agent – how hard could it be after all? I did try to purchase a home without agent representation, but the transaction went sideways and fell apart.  Did you know that buyers of previously owned homes and buyers aged 18 to 24 were most likely to report using a real estate agent? The agent that I attempted to use in my first transaction did not meet my expectations. Sure, she was nice enough, but she was not consistent in her communication. In one week, I would hear from her everyday and the next several weeks I heard nothing from her at all. Her schedule w...

We have seen this scam once before here in Greensboro but it is back!  A Craigslist posting advertises a home "For Rent" that is currently listed "For Sale" with a local Realtor.  The rent is well below market price.  An email is established at Gmail or Yahoo in the owner's or Realtor's name (i.e. BettySmith@yahoo.com) so it looks legitimate.   Because the rent is listed so low, there are a flood of inquiries.  Here in part is the response that people receive: "My husband and I just traveled to West Africa for a program called Empowering Youth to Fight Racism, HIV/AIDS, Poverty and Lack of Education which will be taking place in three major countries which are Kenya, India and Nigeria for a period of 5-7 years. Presently my house is still available for rent (rent already includes utilit...

Three lessons learned. By Tony Jarrett of Allen Tate REALTORS In today’s real estate market, new and unique challenges are facing our clients on their journey to homeownership. When approached correctly, we can often discover success as we overcome hurdles during the journey. My parents used to tell me to always look at your mistakes as an opportunity to learn. In other words, you need to get caught up in the experience so it doesn’t happen to you again. Those words have stuck with me, especially when it comes to my job. We are living during a period where there are many uncertainties, but those uncertainties give us an opportunity to learn from any and all mistakes we may make as we navigate through this unchartered terrain. One of the most noticeable challenges I have noticed is trans...

Allen Tate REALTORS come through for charity. Allen Tate Company just completed its annual United Way giving campaign, one of the three giving initiatives we embrace each year. As our President, Pat Riley, said, “Our REALTORS and employees rallied at a time when support for these critical human services agencies is so important.” How did we do it? Car washes, cookie sales, jeans day at the office, and great sales meetings presentations (just to name a few) were some of the creative ways that our family worked together to touch the lives of the less fortunate in our communities. How much did we raise? $52,737 for 15 counties across our footprint. Way to go Taters!!!

What My Newest Toy Taught Me About Customer Service.OK literally it is for the long road home.  I have promised my eldest #1 son to start participating with him in some triathlons if he will come with me to do a "Warrior Dash"  and possibly a Tough Mudder.  Needless to say I need to shed a lot of weight and get in to a shape other then round.    When I decided I needed a new bike my wife and I went out to three different specialty stores for bicycle enthusiast.  Well to get to the lesson of the day.The first one of the day was the TREK store which truthfully ruined us.  We walked in and after a few minutes we were approached by a salesman.  He asked us if he could help?  At that time I just told him we were just looking.  So he stood back and  let us look and did not hover or anything. ...

Green cleaners...a safer, gentler way to clean your home. From Regina walter of Allen tate Realtors: It was a beautiful spring day and I had the urge to clean up my place. Since I didn’t have many supplies available, I took a look around and remembered my mother using some of the most basic products (I think they were on to something back than!)- vinegar, baking soda, lemons and yes even onions (for odors). When you switch to natural everyday staples for housekeeping, you will have a healthier home environment. Vinegar, baking soda and lemons are clean-up champions and they are inexpensive! Distilled white vinegar tackles chores all around the home: For sparkling windows, (yup that’s right windows), mix ¼ cup vinegar and two cups water in a spray bottle, spritz and wipe with a sheet of ...

Greensboro, NC Real Estate Home Report: The Greensboro Home Market Report as of May 31, 2011 shows some positive trends.  Greensboro homes under contract have increased by 23% when compared to the same month last year.  However, it is difficult to compare the number of homes under contract and sold this year compared to last year because of the Federal Home Buyers Tax Credit, which provided up to $8,000 to buyers who had homes under contract by April 30, 2010 and closed by June 30.  As a result, there was a large spike in homes sold during the first part of 2010, which leveled off significantly for the rest of 2010.  Check out the details below.   The following Greensboro, NC housing data was retrieved from the Triad MLS on June 6, 2011 and focuses on Greensboro, NC Single Family Real E...
