So my husband and I have been rather casually watching the market in our town of Harrisburg NC.  I watch it like a hawk because, well, I sell houses here in Harrisburg.  But on a personal note, we are ready for something a little more substantial than our lovely cookie-cutter production house.  And we want a larger lot, where we can stay put longer.  So a house hit the market, in the lovely neighborhood of Huntwick.  No homeowner association, kind of a mish mosh of houses and styles-but all well-kept and very friendly and livable.  It's overpriced.  By, oh, about $50,000.  These folks aren't shy about how they feel about their house!  Even the next door neighbors had a laugh at where it was priced-it's really out of control, as NOTHING in this neighborhood has ever approached the price ...

As a REALTOR I stay on top of how the market is progressing.  As a Harrisburg resident, I pay particular attention to the market here.  I wanted to take a minute to recap the residential real estate activity in Harrisburg over 2006 and what is happening now in 2007.. In 2006, Harrisburg had 352 single family homes sold for an average of $272,607 sale price.  As an indication of our growth, 167 of those residences were new construction.  That is 47.5%!!  This is why I am constantly telling my sellers that their biggest competition is new construction.  So far in 2007 (Jan1st - Feb 26th), we have had 32 home sales at an average sale price of $303,156 (2931 sq ft avg).  13 of the homes sold were new construction, 41%!   Orleans Home Builders just opened Bridge Pointe in Harrisburg starting...

Come on, people!  Why, oh why, must lawyers be summoned anytime something doesn't go precisely how you intended?I don't know who the first lawyer was, but whoever he was would surely be turning in his grave at what lawyers will do nowadays.  Focus has shifted away from making things right, to making things MY WAY RIGHT NOW (said in the whining voice of an 8-year old)!Reference an article in today's Charlotte Observer, in regard to a Lowe's that was voted down in my hometown of Harrisburg NC.  Harrisburg has been struggling with growth and how to handle it.  Our town is a little bigger than 5000 residents-so we're not huge-but we sit just immediately outside of Charlotte, so we're truly a bedroom community for the big city.  And the majority of us who live here are JUST FINE with that.  ...

New construction makes up roughly half of our market around Charlotte, NC.  We have a TON of new neighborhoods and new builders popping up everywhere.  I represent a LOT of buyers with their new construction purchases.  I am always taken aback by the number of people who do not realize they can and SHOULD have their own representation during the construction process.I have heard it all, "I didn't want to pay for a REALTOR in addition to paying for my house."  "I have an agent.  She is the woman at the model home."  "They said I didn't need one." In North Carolina, as a buyer, you have the right to representation.  The price of the new home is what it is.  Representation is free to the buyer. I've always been somewhat interested in politics-and the older I get, the more focused I get locally.  You can have the drama in DC, thank you very much!Because we have plenty here in our small town of Harrisburg NC.  Just north of Charlotte NC.  You probably last heard of Harrisburg when the first edition of Big Brother hit CBS....there was a lot of information on the AP about the battles between our hard-core Southern Baptist mayor and the openly gay resident of town on Big Brother.  Yes, we're very proud that THAT is how you know where we are!But I digress.There has been an ongoing battle in Harrisburg over retail space and the best planning for growth.  The residents, by an overwhelming majority, do NOT want big box retail in town (specifically Wal-Mart) and the town council has bee...

I am so over adults carrying on like a bunch of third graders.  Anyone who attended the Harrisburg Town Council meeting last night knows exactly what I am talking about. I would like to preface this post with my professed love of Harrisburg and Cabarrus County.  I moved to Harrisburg because I have two young children (7 and 10 currently) and I wanted the small town community with access to the "big city" right down the road.  I hope someday to be a member of our town council so I, too, can serve my community in a way that befits the needs and wants of our people.  With that said I shall now rant! Wow, did I get an earful from a client!! I saw her name in the paper (again, she has really dug in her heels to be an active part of our community!). Anyway, I called to brag on her and tell her thank you for being such an inspiration to relocating families everywhere.  She had been invited by our local Observer Newspaper to be a part of a newcomer's forum.  She and fifteen others got together to tell the newspaper and each other what they thought of moving to Charlotte!  I mentioned that I would have loved to have been a fly on the wall and she got kind of quiet.    She went on to tell me that real estate agents got HAMMERED!! I live in Harrisburg, NC, a small town just outside of Charlotte. We have about 7000 households at this time, and just about everyone who lives here loves the idea of knowing people at the grocery store or the local Chinese place or at church.We don't currently have a lot of shopping here-a few locally owned businesses and the like.  But we're okay with that, since we're less than 10 minutes from Concord Mills mall and roughly 20 minutes to ANYTHING you might want to purchase.  Wal-Mart has been trying to establish a presence here.  They bought a parcel of land on Highway 49, our main thoroughfare in town, and a firestorm started to fight them.  Looks like Wal-Mart would bring an additional 40000 cars a day to an already busy road.  The parcel of land backs up to a residential housing d...
