When buying a home there are many things you are going to hear and not understand...that is why you not only have a Realtor to help you buy or sell, but you also have other professionals at your service including home inspectors, pest inspectors, Real Estate Attorneys and many more.  Title insurance is one of those things you will see on a good faith estimate and ask what is it and do I need it to purchase a home. The answer is yes and no (sometimes you don't have to have it) but ALWAYS recommended.  If you are financing your home, your lender will require you to obtain a title insurance policy.  In NC the closing attorney usually orders the policy.  If you are paying cash you may not be required to buy it, but it is strongly recommended and here is why: Title insurance is a policy prot...

This morning I tried to explain to a future buyer in Cary, NC  the reasons it is beneficial to have an buyers agent. It was a difficult conversation, and at the end I still felt like she really did not understand the way agency works. There are three types of agency that as a buyer, you should understand. Sellers Agency - This means that if I am your Realtor, I am selling your property. My sign is in your yard, and I am advertising and marketing your property to procure a buyer for you. It also means that I work for you, and that my job is to represent your best interests as the seller in the transaction. It means that I can in no way give a buyer any information that could give them an unfair advantage, like for instance that you must sell your home immediately due to an impending fore...

They heard great things about the Town of Holly Springs (beautiful rolling hills, lots of trees, larger lot sizes, small town atmoshere) and wanted to check it out. At the start of 2008 I moved into a John Wieland home.  We knew John Wieland built quality homes and that is one of the reasons that we purchased one.  John Wieland Homes and Neighborhoods were ranked highest in customer satisfaction among new home builders in Charlotte in the 2008 New-Home Builder Customer Satisfaction Study recently released by J.D. Power and Associates. This was the second consecutive year in a row for the award.  So, what are the factors that JD Power & Associates used to determine customers satisfaction?   Builder warranty(the best in the industry 5/20) and customer service Construction manager Builder's sales staff Home readiness Price and value Workmanship and materials Recreational facilities Builder's design center and location  That said, John Wieland's latest...

Raleigh Fun Things to Do HollyFest 2008 - Fall Festival in Holly Springs, NC Looking for a great activity for the kids and the whole family on a crisp autumn day?  Well, we live in North Carolina, so the number of days that are actually "crisp" are limited, but one of the best things to do on a Fall day is attend one of the wonderful local festivals!   HollyFest is held annually in Womble Park, just one street over from quaint downtown Holly Springs, NC. The beautiful, open park undergoes a transformation.  Booths are set up, and local artists, craftsmen, and businesses lay out their wares. About a Year ago, I came home with a bunch of custom made shirts with our company logo on them.  I had one for my wife as well.  My Daughter was Three at the time.  She looked at the shirts, looked at her mothers shirt and with a sad look on her face said "Daddy, Where's my Wray Realty Shirt."  Holy CRAP!!  Who would have thought my Three year old would have wanted a Wray Realty Shirt?  This was about the time she started noticing all the Wray Realty signs, logos on the cars, pens, note pads, websites etc.  She would walk around and randomly at the top of her lungs scream "WRAY REALTY ROCKS!!"  This always got attention at the bank, in the restaurant, stores, church, etc.  She actually got me a few customers by doing this, so I just let her do it!! I told her I would have her one in thr...
