I've lived in the NorthStone http://www.northstoneclub.com/fw/main/default.asp neighborhood in Huntersville, NC for the past three years, and just love it! What a beautiful neighborhood, full of friendly people and great amenities. Huntersville is about 15 miles north of Charlotte, off I-77 Exit 25. Homes are mostly brick front w/vinyl siding on sides & back. Many homes have screened back porches and/or decks. There is a restaurant with full bar that is open lunch & dinner daily. Shea Homes has broken ground on their new community off of Gilead Road in Huntersville. The details have not been released yet but I have been doing a bit of investigating and the homes are said to be priced in the $400's and up. I have sold a number of Shea Homes and they build a very nice product. They are the largest privately owned Home Builder in the Country and have won multiple builder of the year awards for their price range. The Beckett Community is being built on Gilead Road which is off of exit 23 on route 77. On Monday June 4th the Cornelius Town Board approved plans for a new retail space to be built at the entrance area of the Caldwell Station Residential Community on Highway 115. The new retail center will have a train station-style look to it and will offer (4) 7,500 square foot buildings on 3.36 acres of land. Tenants will include restaurant(s), retail stores and offices. The new mixed space village will mainly serve the Caldwell Station and nearby Gandy Communities. Early concerns about parking and traffic signals have been worked out. Gandy Communities will be heading up the project. It will be interesting to see what the future brings for this generally undeveloped area. You can bet that more will be built around this village in years to come. We'll just have to wait and see.For addi...

Skybrook is a fantastic community at the edge of Huntersville NC (just north of Charlotte).  It straddles the Mecklenburg and Cabarrus County lines in an area that was once farm/rural and is now a sea of subdivisions.  (In fact, the original owners of the land on which Skybrook sits were third generation dairy farmers.)This is the entrance to the neighborhood-lovely, isn't it?Skybrook has many opportunities currently-both for resale homes and townhomes and for new construction homes and townhomes. The townhome section of the neighborhood is built by Ryan Homes, with homes starting in the $280s (all come with a two-car garage and many 'upgraded' features are standards here).  About an eight month build time currently. The single family sections of Skybrook are in a wide price range.  You c...

Price bands are not 'range pricing', as used so effectively by Broker Bryant.  Price bands are another way of gauging your inventory and absorption rates in different price breaks.Tonight I have been preparing a market analysis for a property in Huntersville NC (just north of Charlotte, on the south end of Lake Norman).  Pretty hot market overall, new construction is handled pretty tightly by the town since they don't want the town to become a sea of concrete. The property in question is scheduled to be completed next month.  My buyers need to sell it as soon as it's complete, since they have already been transferred back out of town.  The builder isn't going to let them out of the contract without a hefty penalty, and since the overall market is up since they contracted, we'll turn arou...
