Crismark In Greater Charlotte's Indian Trail, NCReal Estate Report & Neighborhood Spotlight: Quarter 3 - 2023 Crismark home sales in Quarter 3-2023 saw the average sale price remain flat year-over-year. Quarter-over-quarter, average home prices increased significantly and were at their highest level compared with the first two quarters of 2023. Median home sale price declined compared with the same quarter one year ago, but increased quarter-over-quarter. And as with the average sale price, the median sale price was at its highest level compared with the first two quarters of the year. Just seven homes sold in Quarter 3-2023, down 46% from one year ago. Crismark is a neighborhood with some 900 homes, so 23 closed sales in nine months were just a drop in the bucket in 2023. While the average sale price declined 8%, the median sale price increased 7%. The list to sale price ratio declined 4% to 98.08% (nonetheless, a very respectable ratio). Just six properties sold in the First Quarter, down 46%. For a community with hundreds of houses, inventory was very tight in the First Quarter. While the average days on market increased to 51 days, the number was somewhat skewed by one property that had been on the market for 133 days. The list to sale price ratio decreased by 1% in 2022, but was still almost 102%. And while average days on market increased in 2022, they were still quite low at just 17 days.  Appreciation in home sale prices in Crismark slowed in the Fourth Quarter 2022. Average home sale prices increased just 11% and median home sale prices decreased 5%. Further softening in the market was evident in the 5% decline in the list to sale price ratio to 97.71% and an increase in average days on market to 33 days.
