Looking at the data in the chart below, you can see that summer is not a bad time to sell a home Kitty Hawk. The chart below represents the total dollar volume of homes sold during 2015 broken down by the month the closing took place. Closing is when the two sides exchange deeds for money. Closings typically occur 30 to 40 days after the buyer and seller agree on a contract.  June and July both had the highest number of closings, which means those buyers started looking in March or April and most the contracts were written in April and May.If you are contemplating selling your home in Kitty Hawk, give us a call or click one of the links below to find out what we can do for you.

Do you find yourself asking, is the timing right to put my house in Martin's Point on the market right here in the middle of winter? The answer is simple, yes. Unlike other areas, where home sales peak and fall with the ebb and flow of the school system, home sales in Martin's Point are not restricted by families looking to relocate. Often, busy professionals find it more convenient to shop for a second home during the winter when traffic and vacationers do not get in the way. Winter shopping for homes is restricted by the weather back home which sometimes keeps the buyers trapped up north but the usual time restraints do not get in the way.The graph below shows the number of homes sold in each month in Martin's Point from July 2014 thru July 2015. The chart records the actual date of c...

Each summer I get asked this question in multiple variations. There was a time when the  shops would close up for the off season once Labor Day hit and everything would all but come to a stop. Not any more. The Outer Banks (OBX) has really become a 10 month resort with different groups coming at different times. There is the pattern as I see it.   June, July, & August: These are definitely the busiest months down here with families getting away while the kids are off from school.  They will often spend 6 hours traveling through 5 states just to spend another 2 hours covering the last 20 miles.   September & October: The big families have all gone back home to work & school. Now you see many “empty nesters” coming down to enjoy a quieter, less expensive Outer Banks. The weather on t...

For the past two years the Corolla Wild Horse Fund has been having a fundraising event called "Night at the Races". It is a fun event in which the public can buy tickets to use for betting on prre recorded horses races. At the end of the night the tickets can be used for special prizes. There is also a silent auction and other contests going to to help raise money for the horses. This year it falls on March 17th Saint Patrick's Day, so if you plan to be on the Outer Banks then, please stop by and and ejoy the night at the Hilton Garden Inn in Kitty Hawk, NC.
