After watching the market yesterday afternoon, I decided to go take pictures and post something that would be a pleasant diversion for those of you who visit my blog, rather than preparing more market reports (especially since the month-end reports will be out soon!). Real estate sales might be slow right now, but the 'real estate' is still beautiful in Maggie Valley. These pictures were taken very late yesterday afternoon (09/29) along one little stretch of road in Maggie Valley, very close to Ghost Town in the Sky, Cabbage Rose, and J. Are you wondering how long it takes to get married in Maggie Valley?  Holy cow!  There's no waiting period, no blood test, and no physical required, and the license fee is only $50.00!  Bring a valid driver's license or valid picture ID if you don't have a driver's license (you must be at least 18), and you must provide proof of social security number. Once the Haywood County Register of Deeds Office issues your license, you have 60 days to come to your senses before the license expires and, in North Carolina, only a minister authorized by his/her church or magistrate can perform weddings. Duckett's has great, fresh produce for sale on the main drag (Soco Road) in Maggie Valley, and I have been buying more produce than normal because I am afraid to use my gas right now to drive to the grocery store in Waynesville.  Many stations here right now are running short on gas because, according to a big gas vendor in Maggie Valley, Teague's, of the power problems in Texas caused by Hurricane Ike. This weekend is the Thunder in the Smokies Rally here in Maggie Valley, presented by Handlebar Corral.  There are beautiful bikes everywhere you look, and hungry, thirsty bikers and their babes filling our restaurants and motels. The sounds, of course, are delicious... vroom, vroom! Since this is the last fall that our Wheels Through Time motorcycle museum will be located here in Maggie Valley, the Museum is attracting fans from all over for a last visit before the Museum closes its doors in Maggie Valley on November 30, 2008, and starts packing for the trip to its new home 'out West.' Maggie Valley, NC residential real estate sales in August 2008 totaled 8 as of 08/01, and it took an average of 176 days to sell the 8 homes. The most expensive home sale in August in Maggie Valley SOLD was $285,000; the least expensive home sold for $130,000. Asking and Selling prices are down and, in fact, the lowest in 2008, just as are the County-wide numbers.  The number of homes on the market in Maggie Valley as of today (Sep 3) is 278. Absorption Rate. Our inventory has increased 24.7% in Maggie Valley to date since January 2008, which at the present rate of sales means we have an inventory that will take 36.1 months to sell (a/k/a "Buyer's Market").  A 6-month inventory is 'normal.'  An inventory below the 6-month level is a "Seller's Market." Maggie Valley is FINALLY waking up to the sounds of rain this morning!  The rain actually started yesterday afternoon, and if we continue to be lucky, should continue for the next few days. Good thing I made it to Fisher Ridge Sunday afternoon to take photographs for an upcoming article I am preparing for the Homeowner's Resource Guide. Fisher Ridge is a beautiful, natural, environmentally-sensitive development in Maggie Valley with large lots, paved roads, underground utilities, privacy, spectacular views, creeks, and waterfalls.  I bet the creeks are making more noise this morning! Residents of Haywood County, NC were hoping for rain from the hurricane this weekend.  It does not look like any rain will fill our creeks and drench our gardens; at least not this weekend. Old-timers say that a dry summer leads to exceptionally spectacular colors when the leaves start turning.  If that is the case, this should be a fantastic year for viewing the changing of the leaves. Dryer than normal conditions here in Maggie Valley remind us of the importance of fire safety, and of our Maggie Valley Volunteer Fire Department. These trucks were sitting outside yesterday, all cleaned and spit-shined. Late yesterday afternoon the sun cast a 'Blue Ridge Mountains' hue over the mountains and Maggie Valley Club's beautifully manicured golf course, which includes 30 acres of fairways, an 800-foot rise in elevation, and panoramic views of some of Western North Carolina's most spectacular mountain ranges. Warm up on the Valley Nine and then hike up your pink golfing slacks and tackle the Mountain Nine. Yesterday, August 8, 2008, I drove through Maggie Valley doing errands, camera attached at the hip. It was easy to find things to do and see in Maggie Valley, but the one spot I skipped completely was the Wedding Chapel. Ghost Town in the Sky's parking lot was quite full of vehicles. The lifts (on right) were running non-stop and the weather was quite beautiful. Hard to believe that soon the weather will be changing and the 'leaf-looking' season will be upon us. There were quite a few people at the Maggie Valley Rock Shop and Gem Mine, sifting through sand to find treasurers, and sorting through the chunks of earth laid out on numerous tables. There is a great little shopping center right in the heart of Maggie Valley, just before you get to Ghost Town. The center is called Market Square Shopping Plaza, and it is located right on the main drag, Soco Road. Think ice cream shoppe, gift shops, sandwich and coffee shops, clothing stores, a scrapbook store, real estate offices... and MAGGIE'S BEST CLOTHING AND GIFT STORE. MAGGIE'S BEST caught my eye and drew me in because of the very colorful tie-dyed tee shirts, which I found out they dye themselves right here in Maggie Valley.
