Photo taken yesterday afternoon (02/25/09) in Maggie Valley. ©Susie Blackmon Photos Log homes on a creek in Maggie Valley are considered  ‘prime property.’ The beautiful creek pictured above runs parallel with Soco Road in Maggie Valley; it is no surprise there are homes, restaurants and businesses built along the creek, not to mention a few picnic tables. Making an effort to find more information about creeks in Maggie Valley was absolutely impossible because of a ridiculous number of real estate websites that show up when you search for anything related to creeks in Maggie Valley. Our much-touted ‘arctic blast’ did not produce an extremely heavy snowfall, but the temperature yesterday afternoon in Maggie Valley, when I snapped these photos, was 18 degrees - - arctic enough for me! Deck thermometer read 4 degrees this morning. Don’t these pictures make you want to sit in front of a fireplace and eat barbecue? Maggie Valley residential sales in January totaled 5 as of January 31, 2009, out of the 35 total sales for all of Haywood County. The average days on the market was 193, with 273 homes remaining on the market in Maggie Valley as of 01/31/09. The most expensive home sold in Maggie Valley in January sold for $215,000, and the least expensive home sold for $72,500. Previous Year. Trees are notoriously bare and naked during winter (some of them)! Yesterday I drove up the side of one of the mountains in Maggie Valley looking for a piece of property, and these photos illustrate the view from about half way up to ‘the top.’ We have some bare naked trees mixed in with the evergreens right now, and snow is forecast for Tuesday. 0 % Financing is a new concept we are trying in the Katua Community in Maggie Valley, NC. It is a resort sales area so we are attempting to grab the interest of people that do not 'need to buy' but may want to get a good investment with great terms and while prices are very competitive. Has anyone tried 0% financing to promote properties? The CPA said the tax consequences include that the amount of a 'normal interest rate' would be deducted from the sales price and categorized as interest earned on the tax return. That is not too big of a negetive. Any other ideas, suggestions & comments on how this might be marketed or any pit falls in your experience. See Katua www.MountainHeritage.com

The USDA loans are available for the time being. These low interest rate, low down payment loans are a source of funding for my 'rural' area. This loan source is allowing some people to enter the market that might not otherwise have a loan source. Derrick Prickett of Action Mortgage has been a great help in geting approvals for these loans. Below is a house that just got an offer with a USDA loan.

I took the photo above yesterday on Inauguration Day from my deck, which was surrounded by birds and a beautiful coat of fresh snow! My thermometer read 8 degrees at 5 a.m. this morning. There’s still a bit of color to find in Maggie Valley, even with the temperatures below 20 degrees, but you have to look. These photos were taken a block off the main drag in Maggie Valley. Yesterday I drove to Pioneer Village again to enjoy the grounds and the beautifully renovated cabins in the heart of Maggie Valley, and they are just as charming as the last time I visited. The creek running along the Village property was bubbling with rushing water (picture below), and it would have been fun to sit on one of the porches off the creek with a Cowboy! Driving up Sheepback Mountain Friday evening for dinner with Al and Shirley Wilde and their daughter Viola, Santa darted in from of my vehicle, obviously anxious to head back to Florida! Confused by the brown ground cover and the number of homes on the market in his price range, he said he would be back when it warmed up to find his mountain hideaway. Maggie Valley, NC recorded only 2 residential real estate sales in December 2008 (see details in chart below), and it took an average of 132 days to sell those homes. Ouch! Absorption Rate. Considering that a 6-month absorption rate/inventory level is considered ‘normal,’ our 'off the charts' absorption rate is huge, but I have to add that historically sales are slow during this time of year. Sunday afternoon I drove past Tube World Maggie Valley to see if they were open yet. As you can see, they are not open but, according to their website, December 24th is the ‘target date,’ weather permitting. It’s hard to believe that it is 10 degrees outside on my deck this morning, but there is no snow on the ground.
