Compared with May 2024, the average price dropped by 15.4% from $718,874. With sale prices varying widely from the $200,000s to the millions, this year-over-year decrease likely reflects a shift in the price mix of homes sold rather than a decline in local property values. The median home sale price in May 2025 reached $525,000, marking an 8.25% rise from $485,000 in April. Compared with the median price of $555,000 in May 2024, this represents a 5.41% decrease.  February 2025 Matthews Housing Report:Prices, Sales, Inventory Trends In February 2025, the Matthews real estate market experienced year-over-year growth in home sale prices. The average sale price remained steady month-over-month, while the median sale price declined. As home sale prices in the Matthews area ranged from the mid-$300,000s to just under $1.7 million during the month, the drop in median sale price likely reflects the mix of homes sold rather than an actual decline in property values within the 28105 zip code. The average days on market increased by 10 days compared with the previous month and by 29 days year-over-year. After four consecutive months of declines, housing inventory saw an uptick, and new listings also rose both month-over-month and year-over-year. The list-...

January 2025 Matthews Housing Report:Prices, Sales, Inventory Trends In January 2025, Matthews' real estate market saw home sale prices dip compared with the previous month, while rising year-over-year. As home prices in Matthews ranged from the mid-$200,000s to over $1.1 million in January, the month-over-month decline in average and median prices was likely due to the price mix of homes sold rather than an actual drop in property values in the 28105 zip code. The average days on market fell by 15 days from the previous month, but increased by nine days compared to the same time last year. Despite this, the 36-day average remained lower than the overall Charlotte region's days on market. Housing inventory declined for the fourth consecutive month, despite an increase in new listings. T...
