Nags Head, NC Real Estate News

I wrapped up my time on the beach in Nags Head, NC this afternoon.  Yes, the jellyfish were still out in full force, but I decided to enter the water one last time anyway.  I'm happy to report, I did not get stung, but I do believe I felt the 'swish' of one of the jellies on my leg.  Ewwwwwww...... As always, Real Estate, crowded my thoughts.  Look carefully at the photo to the left.  The last house on the right has been my shelter this week.  I either sat in front, to the right or underneath it because it offered the shade that this blonde-haired, blue-eyed, fair-skinned kid needed.  I'm happy to report that I may have several new freckles, but no sunburn to speak of. I've been seeing so much in the headlines about Flood insurance lately.  In my area, flood insurance is just a nuisance...

Reporting from Nags Head, NC once again.  The weather has been nothing short of awesome.  The beach?  Relaxing and quiet. The ocean?  Majestic. The waves?  Strong and powerfull. My favorite brown pelicans?  Inspiring. The jellyfish?  Relentless. There isn't much that can keep me from the water.  I absolutely LOVE to jump over the waves.  A burst of cold temperature won't hinder me from enjoying the ocean. BUT....... The jellyfish win.  Today I barely went in up to my ankles and even at that I had to jump a little-to-the- left-and-a-little-to-the-right, at times, to avoid the gosh-darn jellyfish. Apparently, it's a record summer for jelly fish stings. (www.wect.com/Global/story.asp?S=12905044) Hopefully, they will go away tomorrow.  Don't they know that I'm on vacation???? Just a thought...

I've been fortunate to travel over the past several years to many beautiful places.  I hope to see others in the years ahead.  I've seen the sunrise in Alaska, in Hawaii and today in Nags Head, NC. Guess What?  It doesn't matter where  I am.  The sunrise is just as glorious and just as breathtaking in each spot. Guess What Else? The promise and potential of each new day cannot and should not be overlooked. Happy Trails everyone! Just a thought for today.

Here I am - still on vacation in Nags Head, NC.  The quiet times on the beach each day have given me much-needed time to reflect.  Just to sit and think.  As always, one of the prevalent thoughts is (no surprise here) Real Estate. Day 1 - I realized and acknowledged that Real Estate is on my mind no matter where I am.  Everyday in everyway I am noticing the terrific properties and opportunities in Nags Head.  Notably, there is a house on the Auction Block right across the street from my vacation home. Day 2 - I saw a gorgeous home right on the beach.  It reminded me of how exciting it is to secure a new listing in a wonderful location and in wonderful condition.  Day 3 - I went online in an attempt to follow the auction.  In order to observe it, I would have had to input all of my conta...

My first day on the beach at Nag's Head offered up something completely unexpected to me. (http://www.townofnagshead.net/) Brown Pelicans. I was out in the water, enjoying the surf when I noticed a flock of seagulls heading towards me.  Seagulls? Something seemed different though.  Something was actually very unusual.  It was something I had never seen before.  These 'seagulls' were flying in perfect formation, swooping down gracefully across the crest of the waves. (http://www.stephencresswell.com/s/pelecanus.html) It was beautiful to watch.  I was amazed.  I was speachless. It didn't take very long to figure out that these birds were most certainly not seagulls!  They were in fact brown pelicans.  "One of the very most interesting sea birds to watch, the pelican dives from improbable ...

My boss, Joseph F. Pino, auctions properties. (http://localism.com/blog/nj/posts/1306997/If-you-need-a) He usually holds his auctions on Saturday mornings right on the site of the subject property.  There is typically a mixed crowd of investors, curious neighbors and nervous potential homeowners. There is usually a Realtor or two in attendance, as well. He always asks for a million dollars for the opening bid whenever he holds a Real Estate auction. (http://pinoauctions.blogspot.com/) Yeah.....he usually gets a big laugh!  There's a house in Nags Head, NC being autioned today across the street from where I'm staying.  It's being handled by the Dean Agency, through an association with Auction.com.  I haven't had any experience with an online auctioneer so I thought I'd check it out.  He...

Go Fly A Kite! on Jockeys Ridge in Nags Head NC One of the best attractions on the Outer Banks is located at Jockeys Ridge in Nags Head, North Carolina. Jockeys Ridge offers things to do for the entire family. Of course, the children will want to climb the dunes and fly a kite. (So will the adults.) At the soundside access off Soundside Road you can swim, windsurf, and kayak. See Jockeys Ridge State Park in Nags Head from the sound side. Village at Nags Head Golf Course Homes with Water Views in Nags Head NC While all of Nags Head NC is touted as a beautiful vacation spot with fine homes and all the rest resort areas offer, The Village at Nags Head is the icing on the cake. If you love to golf, fish, walk on the beach, wind surf, or enjoy nature, it's time you come home to the Outer Banks and Nags Head NC. The Village at Nags Head spreads from the ocean, to between the highways, and on to sound side. While many beach goers want the ocean side, I must say you should see the sound side of this beautiful subdivision. Why? Many of the sound (west) side homes have not only panoramic golf course views, but views of the Roanoke Sound as well. Breathtaking! Photos just don't do this piece of our Outer Banks paradise justice. An...

Ever wonder where the largest St. Patrick's Day Parade in North Carolina takes place?? Raleigh?? Charlotte?? No & No, it takes place on the Outer Banks in the town of Nags Head. This year marks the 21st annual Kelly's St. Patrick's Day Parade that has evolved into a must see event that draws up to 10,000 spectators. The years parade kicks off at 1 p.m. on Sunday, March 14, on the Beach Road. The one-mile parade route, MP 11.25-10.25 Nags Head, is known for lots of marching bands, marching/walking units, cars, and floats. It would not be a Kelly's event without Kelly's hospitality. After the Parade the entire community is invited to Kelly's Restaurant & Tavern for a post parade party-Irish American style. If you are anywhere near the Outer Banks take a drive down to participate in the st...

In many markets  a good portion of the properties that are selling are either REO or short sale. About 30% of my lisitings are short sales now and I have been able to pick up 6 REO listings ( scraps form the REO fraternity) this year.  Our MLS inventory is less than 6% under contract - My inventory will be 30 to 40% under contract by the middle of next week . It just seems crazy to me why an agent working for a buyer would "stay away" these opportunities just because of  the pitfalls that come with a short sale . Seems to me we should all jump in and get these distressed homes sold - then these agents can find something new to complain about. We are going to have to MOVE this distressed inventory over the next couple years if we want to " stay away" from them. We  have a duty to  our cl...

Nags Head like all the towns of the Outer Banks has been hit by the recent waves of foreclosures. For many of those who didn't not get an opportunity to buy a home during the boom years, now they are able to go out and purchase a home below its tax value. Current market conditions make now an excellent time to find a Nags Head vacation or investment home. Buying a Nags Head foreclosure is one way to take advantage of current market conditions and to often find a home below tax or market value. Find more information on: Nags Head foreclosures

Sam & Omies in Nags Head NC is one of those pilgrimages to a favorite restaurant our tourists take each year. Located on Beach Road (also known as NC 12 and Virginia Dare Trail) near milepost 16, this quaint restaurant attracts locals and vacationers alike. I remember hearing one of our tourists say they couldn't come to the Outer Banks without stopping in for a delicious meal at Sam & Omies in Nags Head NC.   Sometimes we wonder why folks choose one place over another. Here, I think the answer is simple. Good food and a reminder of the old Outer Banks days. On your next visit to the Outer Banks be sure to visit Sam & Omies in Nags Head NC. I think you will enjoy both the food and the experience. We're Mike and Linda Powers with Resort Realty. Before you come why not give us a call. We ...

Fishing Season on the Outer Banks - There's surf fishing, pier fishing, or enjoy a half or full day fishing in the Gulf Stream. Fall here on the Outer Banks is truly awesome. While we have 4 seasons based on nature's color changes, we also have seasons based on the type of visitors we have. Fall probably is the favorite for men. They either rent a small cabin and spend several days fishing with their buddies. As you can see by the 2 photos below, the choice for surf or pier fishing is fun and relaxing. While there certainly a number of women who enjoy the sport, when spouses come for the fishing season, many women are content to let the men have the fishing fun while they shop. Many bargains are found in the shops that want to reduce inventory and plan for next season. Fall is a winning...

I recently posted a story about Mr. Kevin Davis from Indiana taking home a once in a lifetime memory of his Outer Banks vacation. While enjoying the beach in Nags Head, a young fawn had gone into the ocean and was struggling in the surf. Mr. Davis went in and rescued the animal. I'm sure the animal was scared and in shock ... but so thankful to Kevin Davis. The animal was taken to Roanoke Island Animal Clinic as a precaution. After some antibiotics and a few days rest, Officer C. P. White from the Wildlife Resources Commission  released the young fawn at Nags Head Woods in Kill Devil Hills ... on the sound side of the island. Can you imagine the stories both Kevin Davis and that young fawn will be telling their friends and family about their vacation at the beach! Mr. Davis shows us the...

An Outer Banks vacation often brings once in a lifetime memory to many visitors. Sometimes it can simply be watching your grandchild play in the sand. Have you ever seen an endangered sea turtle head for home?   Perhaps it's the couple strolling on the beach that have just gotten engaged. Remember the time your first saw the wild horses in the Corolla area, or climbed a lighthouse ... to the top.   I'm sure everyone who has vacationed here on this awesome sanctuary of life has some special Outer Banks memory to tell. And now ... let me tell you about Mr. Kevin Davis from Indiana, who saved a piece of our  wonderful Outer Banks wildlife population. Somehow a small fawn was seen in the ocean in south Nags Head last week. Mr. Davis swam out and brought this beautiful (and grateful) creatur...

While the overall number of Nags Head residential property sales is still down below the historic highs of the boom years, the prices in most areas of Nags Head have started to make a rebound. The median prices for properties located between the roads in Nags Head is now higher than it was in 2005 and the average price is back at 2004 levels. Likewise the median price for a residential property located on the west side of Nags Head is higher than it was in 2004, which was a banner year and the average price is almost where it was in 2005. The Nags Head oceanfront continues to suffer both in sales volume and in price. Part of the problem has to do with the expense of the high end loans and part of the problem is the ongoing debate over beach nourishment. All of the publicity surrounding ...

Why are some homes selling quickly and others NOT even getting a showing? - maybe a nice flyer will do it!! LOL- I actually saw that nonsense in a real estate column recently!  Here on the Outer Banks the price of an average middle class home went from 80k to 120k in 1998 to 280k-350K in a matter of three short years !!  My little home on Palmetto street was worth 80k for about 7 solid years in the 90's - then all of a sudden BANG $295,000!! Let's remember that historic appreciation in real estate is 6 to 8% . This is reality - THAT other thing was a very quick dream - or a nightmare for some.   One reason The Outer Banks market has a higher than normal absorption rate is because we are primarily a second home market. The real reason is that so many people are stuck in that fant...
