 Single Family homes sales in Nags Head Shores is remaining steady with 16 homes sold last year compared to 15 homes the previous year. There was a slight decline in prices as the median price and average prices saw a modest decline. This article will be analyzing the real estate market in Nags Head on the Outer Banks by comparing the sales of single family homes during the first six months of 2016 and the first 6 months of 2017. The spreadsheets below break down the single family home sales in the 4 distinct geographic areas. Each of these areas has distinct qualities that require separate analysis.Oceanside is the area of town located on the east side of RT12 (beach road) and consists mainly of the row of ocean front houses from 8th St to Whalebone Beaches, with a few exceptions where there is a sul de sac adding some none oceanfront properties into the equation.  As you can see in the 2 charts below, the number of residential sales dropped a bit while at the same time the median price increased. This data is for single family homes, condos and town houses combined and is supplied by the Outer Banks Association of Realtors. The median price of a residential property in Nags Head went up 4% from 2015 to 2016 from $370,000 to $383,500.Your property in Nags Head might have gone up or it could have gone down in Value. Not all areas in Nags Head are experiencing the same market increase.The median price of westside house in Nags Head is $325,000 compared to $291,000 the year before and $277,500 the year before that.
