  WE have been dealing with this for a couple of years now...(thinking of 2005).WE had folks buying up lots on Oak Island for $220,000 and now their worth is only about $45,000.  I am finding it difficult to tell a buyer that they can only get $45,000 for a lot that they paid $220,000. I think that it is almost better for them to give it back to the bank...but that is one of the reasons that we are in the position that we are in now..Any advice?Ginger of Oak Island

My advice to new agents is to join networking groups. Join as many as you possibly can.   It's a good way to get others to work for you.   When YOU have the listing..you have every agent that is a Buyers agent needing what YOU are providing.   Now you have to work for others out there also but they are in all different aspect in the of the professional work force.  Get your name out there. with your listings....... people can't  buy what they can't see and don't know about.  There are so many more ideas and suggestions but I also want to see what others have to say about getting Listings.. I need some fresh ideas.  Any suggestions will be greatly appreciated.. Have a Wonderful Day. Ginger of Southport   http://www.GingerHarper.com

As a young person, our family would watch TV on Saturday and Sunday evenings....Mama would pop    popcorn and we would sit around and watch the Ed Sullivan Show.  We would see the new performers enter into the entertainment arena.  I remember seeing Stevie Wonder doing the finger poppin thing and also the Jackson 5.  Elvis with his gyrating hips..and of course the BEATLES! Shirley Temple was my favorite.  I would watch "The Good Ship Lolipop" and dance along with her.  Then there was that "Masked Man on the White horse"....and then the Ape Man that swung from the vines... We would play outside till dark and come in when Mama would call out "Dinner's Ready" "Come in and wash up". I miss those Happy, Carefree Days of youth. If you have Memories that you would like to share, please do!! Gi...

 Hi All,Need your help desperately.  I have a strong buyer who wants to buy a Manufactured home on 12 Acres of land and I am having a hard time getting a lender to loan him the money.  Do you have any experience in a situation like this.  He is a young, first time buyer who is a very hard worker and can certainly make the payment.BBandT are a possibility but I have also heard of a USAA.  I do not have any knowledge of it. So help if you can,Ginger Harper of Southport NC~Coldwell Banker SEa Coast realty.800-346-7671gingerharper@seacoastrealty.com

 One of the biggest things that we are faced with still in our area, is the dreams of what was going on in 2004 and  2005.  That day is gone.What we have to do as a Realtor and as a professional is to educate our buyers as to TODAY'S Market.  We all sold properties in 2005 that we are having to sell for half of what they sold during the HayDAys!When I have a seller  to call me and say that they bought in 2005 and HAVE to SELL  right a way..I just cringe.Who knew?  This is a nationwide happening, not a local problem.We have to be honest with our sellers and give them the facts.  And hopefully we will be able to relieve some of their pain. Ginger of Southport.

Love that song.  Used to sing it a  lot. But  today is a rejuvenating day for me.  I have just enjoyed the day.  Not doing anything that I don't have today.  Although I may need to can figs preserves tonight.  But basically, I am having a day off.The only thing that i have to do later in the day...is to go to the deck with Jimmy and see the sun set and the pelicans finding their way home!  and  I do plan to do that.Hope that you have been able  to have a relaxing Saturday too.

  Thank the Good Lord for another Good day.Today I showed property to folks that I have sold to 20 years ago.  It is good to still have folks that think you did a good job for them then and I hope that I can still do good for work them now.They are choosing to move back to Oak Island after building their dream home on the banks of a river in  Tennessee.. Then I have 4 "come and list my house" calls.  WE worked all afternoon going CMA's f or these 4 folks and I will g o and  see them next week and list these houses. It has been a great day....I am tired...I will sleep well....and have a great Saturday with another listing appointment.  Ginger of Oak Island

Yes,  I have just moved into a condo on the Oceanfront as we remodel our home of 34 years.  1st day here, Sharks attacked 2 young adults ( 12 and 15  I believe) in the ocean very close to where we are staying. One young girl lost her arm and leg and the other young man lost part of his arm. We are all in shock for this to happen in our own backyards.  You hear of this happening in other parts of the world but not on Oak Island.  If you have seen this in the news, please let me know.  I do not know how far this information has reached. WE are devastated..

This is a hard thing.  The process that you go thru and the appointments and re appointments and doctors calls and test and procedures and etc..My husband and I are dealing with this right now.  It is hard to grab hold of your life when you have this much going on.Just will say that we are going to make it thru this.Hope all is well in your lives..Ginger

I talked  with you earlier and told you of the listing that I was asked to come and see.  I went there at 1:00 and saw a real treat.  It was a great property located in a small community that sits on the waterway along the NC coastline close to Southport NC.The house is a well maintained property long the waters edge.I think it will sell.Ginger

You know, since I have been a realtor, we have gone from 1 page for a  listing and 1 page for a offer to purchase...to about total pages of around 15 pages.  Don't that seem like a waste of trees. Our state of NC has just revised the forms and we are having a webinar on that today.Would love to get back to a more simplistic way of giving buyers and seller what they need. Agree?? Ginger
