As you can see in the graph below, the time frame with the highest number of homes sales in Southern Shores is from March through the end of June. For home owners in Southern Shore, the best time of the year to sell is in the spring. Spring is the traditional season the buying and selling of homes in the US. Schools let out, the weather breaks and for sale signs go up.  Spring is when the buyers show up looking to take advantage of the opportunity to buy a second and be able to use it for the summer.Anyone thinking of selling their home in Southern Shores should try to take advantage of the spring sales season and get their house on the market early. Looking at the charts below, it appears that home prices are falling but these statistics can be misleading. The statistics do not clarify as to whether these houses were in comparable locations. For instance, if there were a couple of oceanfront houses sold last year and not in 2015 then it is like comparing apples to oranges. If you want to find out what is happening with your home in Sea Crest Village and what the value of your home might be, give me a call or click one of the links below to find out what I can do for you.     Sold Market Sea Crest Village 2015          No. of Listings     Dollar Volume     Average Price     Median Price     Average DOM       RESIDENTIAL                   Conventional     4     $1,829,000     $457,250     $482,500     814                   Cash     5...

The price of housing in Southern Shores took another hit as the median price fell 14% to $360,000. The number of homes sold is staying steady so the market is fairly strong, just lagging in price. The is good news for buyers and not so good for sellers. If you are planning to buy a home in Southern Shores, now is a good time while rices are still rock bottom.     Sold Market Southern Shores 2015          No. of Listings     Dollar Volume     Average Price     Median Price     Average DOM       RESIDENTIAL                   Other     1     $250,000     $250,000     $250,000     581                   Conventional     68     $27,283,490     $401,228     $363,500     239                   FHA     3     $917,400     $305,800     $302,500     215                   VA     3     $1,370,000     ...

Do you find yourself asking, is the timing right to put my house in Southern Shores on the market right here in the middle of winter? The answer is simple, yes. Unlike other areas, where home sales peak and fall with the ebb and flow of the school system, home sales in Southern Shores are not restricted by families looking to relocate. Often, busy professionals and retirees find it more convenient to shop for an investment property during the winter when traffic and vacationers do not get in the way. Winter shopping for homes is restricted by the weather back home which sometimes keeps the buyers trapped up north. The graph below shows the number of homes sold in each month in Southern Shores from July 2014 thru July 2015. Winter sales in Southern Shores peaked around Jan 15 last year an...
