Jet skis are a popular form of transport up and down the Channel.   As for boats, we have 'em. Sail, motor, yachts, sportsfishers, they are all here!   This is just one of the marinas either on the island or close by. This is the Harbour Village Marina, located just off the Intracoastal in Hampstead. We also have a full service marina, The Beach House, on Topsail Island. Topsail is a favorite spot for wintering for many of the boats on their way back south after spending the summer months up north. Topsail Island is viewable from many of the homes is Harbour Village and the boat basin provides easy access to the ICWW and the ocean. 07/08/2008

We are enjoying a family vacation at Topsail Beach.  The weather is great and sand is nice.  I just wanted to share a few pictures of our time and the beach.  Topsail is a great place to go and relax.  A good family and relaxing style beach.  Here you are close to Jacksonville, NC and Wilmington, NC.  A bout 30 minutes to each.  My wife and I celebrated here birthday at Indigo Blue restaurant last night and had a wonderful meal overlooking the sound.  It was beautiful.  We could see fireworks being set off in the distance.  it was a really nice time.  Enjoy some of the pictures we took at and of the beach.   07/06/2008

Topsail Island is filled with visitors, tourist, locals and their family members ready to celebrate the Fourth. Whether you are here from California or just up the road in Wilmington, there is glorious weather to be enjoyed this week, to be sure. July 3rd, there will be fireworks and a festival at our Surf City Soundside Park. We noticed as we crossed the swing bridge today that the boardwalk there is decked out with bunting and the flags are flying! There is no more beautiful sight than seeing fireworks explode over your head as you sit in the boat gently rocking in the ICWW. Afterwards, all the boats bob their way back to the homes and docks of their owners. It truly is a wonderful sight. I posted before about the fireworks in Wilmington. Recently associates and I participated in a webinar concerning short sales and distressed properties nationally.  The speaker spoke of the percentage of homeowners who purchased homes who have later found themselves unable to pay the mortgages.  There is a lot of speculation about how this has happened,  placing blame can't help any of these people. Now is a great time to buy investment property as lots are priced below 2006 prices.  Of course, there are sellers that do not have to sell but that is evidenced by the list price or removal of the property from the market. The agents from our office ,  brokers in charge, company owner and guests decided to have a boat ride Tuesday night after work.  We all met at the boat which was docked at Topsail Beach at 6:00.  The weather was great!  Each agent brought a food or beverage to share so there was plenty of food.  The boat ride lasted for a couple of hours and the group witnessed some awesome sunsets over the waterway.  We realized this would surely be a great marketing tool...homes look so much different from the water side.  The market is picking up and prices have adjusted..."It's surely a great time to buy". We saw several vacationers sitting on docks, some fishing, some with intertubes and several just hanging out with their feet dangleing in the water.   Linda 06/14/2008

Today is another sunny day here in Paradise.  It's amazing how nice it feels here even in the high 90's with the breeze coming off the ocean and sound.  Go across the bridge over to the mainland and you will notice the temps in your vehicle change automatically. Especially at the south end of the Island, Topsail Beach.  I find that if it's too cool at night to walk on the Ocean side, you can cross over a couple of streets toward the sound and it will be warmer there.  Note this is opposite some nights.  In the evenings it is very nice to sit on the deck and hear the ocean waves and feel the breeze with no mosquitos to bother you even when you are second row from the ocean.  Today after work, most of the office agents are getting together to have an evening out on the water.  That should... 06/10/2008

Agents in our office are beginning to hear the telephones ring and traffic is increasing each week....summer is here and prices have adjusted, it's time to come back to Topsail Island.  Sales of beach properties slowed drastically over the last two years, but investors are slowly returning because they know what we all know, it's a great time to buy!  If you've ever had a dream of starting a new life with your family, we have a very popular school district, are centrally located between popular Wilmington and Jacksonville, NC.  Studies show more and more families are relocating or planning to relocate to this area in the near future.   Well, isn't this what summertime at the beach is all about? Kids, waves, a couple of boogie boards and sun, sun, sun! It is beautiful today on Topsail Island and those on the beach are no doubt enjoying the water. The temperature, as it is in many parts  of the country is HOT! Wilmington, N.C. was expecting 100 degrees. We stay a little cooler out on the island, due to the ocean breezes. Topsail Island has a north to south orientation, so sunrises and sunsets are angled differently. Well, they would be, wouldn't they? All of us are looking for cool drinks, cool places and great air conditioning. Living just 40 minutes from the historic port city of Wilmington, North Carolina, we can enjoy the peace and quiet of Topsail Island and the amenities offered to us by a city. This week end, the Azalea Festival takes place all around the city. Southern belles dressed in lovely authentic antebellum gowns, beautiful gardens, home tours, a parade and yes, we have an Azalea Festival Queen and her Court. A street fair along the waterfront with the battleship USS North Carolina as a backdrop, is a fitting and fun way to spend the day. Cannot believe it is already April. I know I just wrote that post about Daylight Savings Time. Aren't all of you amazed by how quickly the time passes? The market is definitely picking up. Our team, The Burchfield Group has written and/or accepted contracts for 13 properties in the last month. Sellers have finally come to the realization that 2004 is actually past and those pricing levels are unsupportable in today's market. Of course, having real estate agents who are no longer afraid to say "no" to sellers with ridiculous price expectations has assisted enormously. It is a great time for buyers! 04/03/2008

March 9th and Daylight Savings Time! Spring is almost here and we are seeing such an uptick in both customer calls and internet inquiries. There are new projects being brought online and although our friends in the mortgage industry may be a little frustrated from time to time, they are still bringing us loan packages and working so hard with our clients! It is terrific time to be a real estate professional with so many opportunities for the knowledgeable buyer and the well informed seller.
