Given the wide range of home prices in Lawson, it's not unreasonable to assume that the quarter-over-quarter sale prices were affected by the price mix of homes sold in the Third Quarter. List to sale price ratio of 100.48% in Quarter 3-2023 was flat compared with the same quarter one year ago. Although average home sale price was down compared with Quarter 2-2022, the average sale price increased $99,000 from the First Quarter 2023. Median sale price was flat year-over-year and $109,000 higher than in the First Quarter 2023. List to sale price ratio of 101.49% in Quarter 2-2023 was 5% lower than in the same quarter one year ago, but was 4.56% higher than in Quarter 1-2023. Compared with the previous three months, median home sale price increased 10%, while the average sale price increased 6%. Tight inventory put upward pressure on home prices. Average days on market increased and compared to Quarter 4-2022, they were 12 days higher. Home sale prices increased year-over-year and quarter-over-quarter. To the extent the Lawson market shifted, it was in higher days on market, which increased to 31 days by the Fourth Quarter, and a lower list to sale price ratio, which was just under 100% in the Fourth Quarter.  Inventory remained tight in Lawson throughout 2022 and was down year-over-year.  Lawson Neighborhood in Waxhaw, NC: Real Estate Snapshot For 2nd Quarter 2019 26 homes sold in Lawson during the Second Quarter 2019, fewer than the same quarter one year ago, however there were also 10 fewer homes listed for sale than one year ago. Average sales price was $441,754 and the median sale price was $434,846. Home sale prices ranged from a low of $300,000 to a high of $653,500. Sellers received 98.48% of their asking price. While days on market were up for the Second Quarter year-over-year it should be noted that two of these 26 homes were new construction and on market 392 and 427 days, skewing averages somewhat, as they reflected the building time.
