February 2025 Waxhaw Housing Report: Prices, Sales, Inventory Trends Waxhaw's real estate market remained strong in February 2025, with home prices reaching their highest levels compared with February 2024 and February 2023. The average price per square foot hit $267, marking a three-year high for the area.  Home sales rose both month-over-month and year-over-year, while the list-to-sale price ratio increased to 99.41%, up 1.8% from the previous month, leaving buyers with limited room for negotiation. The average days on market (DOM) dropped significantly by nearly 26%, from 77 days in January—the highest in three years—to 57 days in February.  While housing inventory remained stable from the prior month, it grew by 18.18% year-over-year. Lawson, a Charlotte neighborhood where history is preserved. Millbridge, a great place to find a new home in a master-planned community. Charlotte’s only covered bridge to welcome you into the community.  An amenity center with a 12,000 square foot clubhouse, two pools and an airnasium.  A nearby town park with sports fields.  A recently-built elementary school within walking distance. The Club at Longview , Waxhaw NC Yes the Big Banana, Chiquita, is hosting a Nationwide Golf tournament here in  Waxhaw, N.C. And so, another professional golf tournament is coming to the Charlotte area and the first to Waxhaw.  The PGA Nationwide Tour announced Wednesday that the Chiquita Classic will take place September 24-30.The tournament will be at The Club at Longview in Waxhaw for the next three years. The 2011 Waxhaw NC Real Estate Market--Five Facts It's time to look at the real estate market in Waxhaw NC and to assess how home buyers and home sellers fared in 2011. Here are five facts about the Waxhaw marketplace in 2011. Nearly half of all closings in 2011 were new construction. The median closed price for all single family homes in 2011 was $235,000.  This represents the lowest median price in the last four years and almost a 25% decline since 2008. The number of single family homes sold in 2011 was similar to 2008 levels. Distressed sales accounted for roughly 30% of 2011 closings.
