Latest news on the Matthews (28105 zip code) real estate market in March and what it means for you...   Matthews housing market continues to see extremely low inventory with the months supply of inventory razor-thin at 0.5 months (down 72.2% year-over-year from 1.8 months year-over-year). Inventory of homes was down 69.1% year-over-year. New home listings decreased 25.9% year-over-year. Matthews homes sold in under three weeks, on average. Average sale prices of homes increased 18.4% year-over-year to $387,863. Median home sale prices increased 11.8% to $312,000 year-over-year. On a month-over-month basis, the average sale price of a home sold in Matthews increased by $20,000.  Latest news on the Ballantyne real estate market and what it means for you...  Ballantyne remained a seller's market in March 2021 due to the continued lack of inventory, which dropped over 66% year-over-year. Months supply of inventory was down (-64.3%) compared with March 2020 to 0.5 months of housing supply. The drop in housing inventory year-over-year resulted in considerably lower days on market, a decrease in closed sales, and much higher home prices. Average Ballantyne home sale prices increased 14.5% to $472,328 in March 2021 compared with the same month one year ago.  Median home sale prices increased 14.9% to $415,123 in March 2021.  Do you live in one of Charlotte/Mecklenburg's hot neighborhoods?  If you're wondering how home sales have been faring in Charlotte and throughout Mecklenburg County subdivisions in April 2021, here's a list of 250 Charlotte/Meckelnburg neighborhoods where at least one home sold each month in the past 12 months. The report includes neighborhoods in Charlotte, Matthews, Mint Hill, Pineville, Davidson, Cornelius, and Huntersville. Charlotte/Mecklenburg ended March 2021 with less than a 1 month supply of inventory of homes at 0.6 months (down 66.7% year-over-year).  New listings dropped 5.1% year-over-year.  The extreme lack of inventory, which was down 66.7%, pushed median home prices up 16.2% to $335,750. Charlotte Metro Housing Market At-a-Glance, April 24, 2021  It’s been a wild 12 months in the housing market - oh, what a ride! Sales are up, prices are as well, and days on market are pushing downward.  Raintree Neighborhood in South CharlotteReal Estate Report & Community Spotlight Quarter 1 - 2021 Raintree neighborhood in south Charlotte with over 1,700 homes is a perfect example of how critically low listing inventory is throughout the Greater Charlotte area. Just 11 single family homes sold in Quarter 1, 2021 and just 10 homes were listed for sale. This lack of inventory drove home sale prices up by 11.47% and reduced days on market to just 10 days from 14 days one year ago. Townhomes and condos in Raintree were also in short supply in Quarter 1, 2021.   Ardrey Crest Neighborhood in Charlotte's Ballantyne Real Estate Report & Community Spotlight:Quarter 1 - 2020 Two homes sold in Ardrey Crest during the 1st Quarter 2021 compared with four homes that sold in the same quarter of 2020. Average sale price in the first quarter was $599,167 (about $20,000 higher than in the previous quarter).
