February 2025 Matthews Housing Report:Prices, Sales, Inventory Trends In February 2025, the Matthews real estate market experienced year-over-year growth in home sale prices. The average sale price remained steady month-over-month, while the median sale price declined. As home sale prices in the Matthews area ranged from the mid-$300,000s to just under $1.7 million during the month, the drop in median sale price likely reflects the mix of homes sold rather than an actual decline in property values within the 28105 zip code. The average days on market increased by 10 days compared with the previous month and by 29 days year-over-year. After four consecutive months of declines, housing inventory saw an uptick, and new listings also rose both month-over-month and year-over-year. The list-...

February 2025 Ballantyne Housing Report: Prices, Sales, Inventory Trends Ballantyne's real estate market in February 2025 saw the median home price increase compared with the previous month, while remaining steady year-over-year. Average sale price declined both monthly and annually. However, given that home prices in the Ballantyne area range from the mid-$300,000s to over $2 million, the drop in the average sale price likely reflects the mix of homes sold rather than an actual decrease in property values. The list-to-sale price ratio improved 1.81% from the previous month, reaching 99.76%, though it remained lower than February 2024’s 102.41%. Homebuyers in Ballantyne had minimal room for price negotiations during the month. Sales activity increased significantly, rising 63.16% from ...

HOMEOWNERSHIP AND TAX DEDUCTIONS:  TAX SAVINGS MADE EASY Tax season can be stressful, but if you own a home, you may be eligible for tax benefits that could lower your bill. While most homeowners know about the mortgage interest deduction, many overlook additional deductions and credits that could lead to significant savings. Before you file your taxes, here’s a breakdown of key home-related deductions and credits that might apply to you. Understanding Tax Deductions vs. Tax Credits Most home-related tax savings come in the form of deductions, which reduce your taxable income. For example, if you earned $100,000 and claimed $10,000 in deductions, you’d only be taxed on $90,000. Tax credits, on the other hand, directly reduce your tax bill. If you owe $5,000 in taxes and claim a $2,000 ...

CHARLOTTE LUXURY HOMES MARKET:FEBRUARY 2025 UPDATE     YEAR-OVER-YEAR TRENDS IN CHARLOTTE REGION'S LUXURY SINGLE FAMILY HOME MARKET      New Listings & Inventory: In February 2025, the luxury home market saw a 10.3% increase in new listings. Despite this growth, it is crucial to note that this figure is 50% lower than the corresponding period a year ago. Concurrently, inventory levels experienced a rise, increasing by 18.7%. These changes indicate a replenishment of market offerings, thus providing more options for potential buyers.       Supply & Demand Dynamics: The month's supply of homes for sale declined by 3.3%, settling at 2.9 months. This reduction underscores the continued prevalence of a seller's market within the luxury segment. A seller's market is characterized by a limited...
