The November sales stats for single-family homes in Portsmouth, New Hampshire, are out. * Closed sales 17 vs. 18 for the same time in 2021.* Days on the market were down from 24 in 2021 to 13 days in November 2022.* Pending sales are sales under contract but not closed. These are good predictors of near-future activity. November pending sale will be completed in December or January. 11 pending in 2022 vs. 9 in 2021.* Month's supply of inventory, 2 months which means it would only take 2 months to sell all the current homes for sale in Portsmouth. The Local Real Estate Market shocked us once again as the amount of new single family homes coming on the market dropped nearly 300%. Interest rates nudged downward with the brightest stat being the amount of homes going under contract increased this week over last week. Looking at how many homes are for sale, the number dropped 27% to only 44 single family homes for sale right now in Manchester NH   Today we want to talk about asking prices. Many homes that have been on the market a while have dropped in price. Looking at new listings we are seeing 3 trends. Those who price the home at actual market price. Closed sales. Portsmouth, NH, is a town of approximately 22,000 people and an area of just under 17 square miles, making it a fairly small city with a small but pricey real estate market. We saw some new changes to the market last week where interest rates actually came down from 7.2% to 6.6% on average, Interest rates change daily and are based on your credit, The amount of new listings coming on the market also decreased last week. There are new market changes to report where the shocking statistic is the amount of new single family home listings last week dropped to half of the week before here in the Manchester NH area. The next important stat is the average listing price is now $483,815 up from summer where it was $465.208. The amount of homes going under contract has remained near the same. With the changes in the Real Estate market, all of a sudden every Loan Officer seemingly in the State of NH has decided it was time to reach out and say hello. I actually know the answer to my question. They were not hear. They were not answering or returning my call that Mr. and Mrs. Smith needed a quick pre-approval letter so they can make an offer on the dream home that was just listed and will be sold before noon. Night time questions for the loan officer? Finally I can make an analogy between Trick or treating and Real Estate Blogging. The Active Rain October challenge asks me to share my blogging success story. Blogging is the one thing in Real Estate that your effort determines if you will get tricked or get that "treat" of a new client. New trends in Real Estate are emerging and it is not all tricks, there are some treats here in the Manchester NH area. For Home Buyers they have more homes to see. The amount of Single Family homes For Sale and on the market is up 22% from 54 to 68 last week The amount of condominiums For Sale once rose 48% from 12 to 23 last week after many weeks of declining condos for sale. Multi Family homes on the market continued their decline with fewer 2-4 family homes than ever on the market.   The amount of homes going under contract last week declined.
