Last night was the installation banquette held at the Mount Washing Hotel and Resort Ballroom and sitting at the head table were three people well known in the Active Rain community! Ann Cummings was sworn in as 2009 chair of the NHAR Professional Development committee and will now once again serve on the executive committee. I look forward to being on the leadership team with Ann and all the other members of the team. I was sworn in as the NHAR 2009 President Elect and will automatically become president in 2010. Sitting next to me was my hubby and fellow blogger Jay McGillicuddy. It was an exciting night for me and I follow in some big footsteps as both Ann and Jay are past presidents of the association. We arrived at the Mount Washington Hotel at about 10 a.m. and Jay is already on the golf course. I was very lucky that my suite was ready and I was able to get settled in early! I have an awesome huge jacuzzi tub surrounded by windows all over looking the mountains. It is simply so inviting that I can't wait to use it. Even surrounded by fog this place is lovely. Our REALTOR convention begins tonight and tomorrow night I get sworn in as the 2009 President Elect. I'm pretty excited about that and the fact that I am presenting a session on Blogging and Social Networking. The next three days will busy but well worth the time spent. THE FUNGUS AMONG US!   OK, a Winter of over the top snow fall, then a Summer of record setting RAIN! You have to look on the bright side and when you are in the mountains hiking, this has been a year of GREAT MUSHROOMS.  Every Hike has been an exciting study of fungus. August had over Seven Inches of rain compared with the average of 1.6" for the month. The books all say that only six or seven of New Hampshire's mushrooms are deadly.  The trouble is that as a REALTOR I have no idea which one is great sauteed over a steak and which one will kill me. So, I just enjoy the beautiful shapes and colors as we hike through the woods. A BIG Change to Capital Gains! Taxpayers who own a second home and want to defer the capital gain on sale have used one of two strategies to achieve tax relief. The property can be converted to rental property for a minimum of two years prior to sale and structured as a Section 1031 Exchange using a Qualified Inter- mediary with the acquisition of new Replacement property that is also rented for the first two years after acquisition. The second method is to simply move into the second home and declare it as your primary residence for a minimum of two years and when sold use the provisions of Section 121, Sale of Primary Residence, to exclude $250,000 of the gain per taxpayer or $500,000 for a married couple filing jointly.
