The flex duct was loose and sagging because of a broken strap. That should have been holding it at the front, on the right side. It's recommended by the Sheet Metal and Air Conditioning Contractors National Association. When using this kind of duct, it should not sag any more than 1/2 inch per foot between supports. Recommended that either my client or the seller's, should have, a qualified heating and cooling company come and evaluate and repair as necessary. Mold on the underside of a subfloor The crawl space of the home this Inspection took place, was dry, and had no sign of water infiltration problems of any kind.      The mold that is present on the underside of just about every part of the subfloor. Of a new construction. Was most likely from the construction phase of the home. Wet from rain and snow before the roof was on and day papered. The building for their facilitie, has been built out on River Road in Claremont. There still some finishing, that needs to be done. They also still need to move the equipment in, and get it all setup. They still don't have their final occupancy permits from the City.
