 Transfer Tax stamps, indicate the sales price for the South Peak Resort was $25,063,133 but but mortgages were recorded back to Centex for $30,300,000 and to CRVI Cdp Lend LP for $81,003,877. Some months ago, I calculated the Absorption Rate for Condotels throughout the Loon Mountain region using four (4) developments within the communities of Lincoln and Woodstock, NH. Today, I've run those same numbers once again, and was so pleased with the results, I simply had to share them here. For those of you wondering...A Condotel is just a shortened term used to represent Condos that are rented in a fashion similar to that of a hotel.  Comparing first quarter 2007 to first quarter 2008     I was very surprised by the results while over all sales on residential properties were off by almost 45% from the same period last year prices were up over 30% for the sales that did take place. The days on the market were up for this period by 25% or about two extra months to sell each listing.    Even more interesting (but not surprising) the number of land sales were up slightly for the same 1st quarter as compared to last year and way up in price to the tune of an average of 74% higher.  The ride home from the South Peak Side of Loon Mountain in Lincoln NH, views of the Riverside condominiums with Mount Moosilauke in the back ground. When we were kids we were lucky enough to have a vacation place in the White Mountain of NH. Of course as kids we didn't see it that way since our friends went to camp or Cape Cod and we hung out in New Hampshire with our parents.  Who knew those were going to be some of the best days of our lives?  While our friends went to arcades and the ocean- we walked in the woods or swam in the Pemi River.
