Although the calender says it is Tuesday here in Manchester NH it sure feels like it is still Monday. Being busy is great thing... I love being busy... Spending anothert day negotiating multiple offers with 2 seperate different bank listings and negotiating an offer on a s3rd property being a short sale sure can take alot of you when you do it all in one day. I am not sure if i am feeling old becuase of the stresses of working with so many banks or if it is becuase i got a year older today.Yes... today is my Birthday... which leads me to believe i am in the movie "Ground Hog Day" but instead of it being Feb, 2 it is just another Monday over and over again.So I got thinking it is my Birthday so i get a wish, so dreaming of being on a Beach in Florida or perhaps Atlantis right now sounds ...

I was reading a post by Patty Da Salva "Open House Rules of Etiquette". The key point in her blog was that she was having an open house. Another agent representing a buyer called and said she was sending over a buyer to the open house without her as she would be busy with another buyer and could not accompany them. Patty's manager told the buyers agent she would have to accompany them if she wanted a commission. She also told them she could make an appointment to get in any other day from 9am to 9pm. Here in Manchester NH about 1/3 of people who have to sell their homes, owe more than their house is worth in today's market. I was reading a blog by Jon Zolsky  titled "Selling OR Blogging". He was actually responding to a blog by Praful Thakkar that "Blogging is no longer optional." I actually have a third opinion on the subject. I agree that is in not a MUST for ALL Realtors to blog. Some are too busy to blog, some do not like to write and some dont know what a blog is... but they are sucessful. A BLOG is simply a great vehicle that can be used to deliver my message to the public. Tuesday Nov 8, 2011 was voting day in Manchester NH. There were some very important things to vote for such as Mayor, Alderman and School Board. After 20 years of planning and bulding the new access road the Manchester-Boston Regional Airport will be opening this Friday Nov. 11, 2011. Named 'Raymond Wieczorek Drive" after one of Manchester's greatest Mayors, it will connect the FE Everett Turnpike to the Airport.26,000 cars are expected to use the road. The road received a huge boost through the Federal American Recovery and Reinvestment Act funds that accelerated it's completion. The airport is the largest single generator of economic activity in the state of New Hampshire. The road will be saving commuters both time and money. This weekend in Manchester NH their was a raging debate raging... Simply put... Can a listing agent submit an offer that is "TOO LOW" to the seller? Is there any case where the listing agent should not be submitting offers becuase they are too low?  Unless the seller directs the listing agent in writing to "not submit" offers under a specific amount, ALL offers submitted in writing and accompanied by the required addendums, prequailification letter and deposit, no matter what they are, need to be submitted to the seller.Recently we have debated 'Low Ball " offers and how sellers react to them. There was so many reminders coming from TV, radio, emails and the newspaper to set my clocks back that this morning i got up on time, got ready, ate breakfast and headed to my 9am showing getting there ahead of schedule. I waited 10 minutes when i called my buyer, they replied "they had been there for an hour and just left??? I told him our appointment was at 9am. He said 'yes and it is 10am". I said "no it is 9am". When a read the blog regarding "An attitude of gratitude, i needed some time to think if who to write about. Then something happened here in Southern New Hampshire, we were hit with the largest snow storm this early in the year in 140 years. With leaves still remaining on the trees 22 inches of heavy wet snow fell. It stuck to the trees like glue. Soon last Saturday night power went out. All night in the darkness the sound of branches breaking and trees falling kept me awake. The "Nation's Report card" is out with the 2011 results for the National Assessment of education progress assessment tests.. I recently received a call from a buyer here in Manchester NH that wanted to know how they can purchase a home that is in foreclosure. it is actually a common question. First, i asked if it was in foreclosure or was just in the process. Then i asked for the address so i could look to see if it was listed. In this case it was not. The buyer insisted they wanted to buy it NOW. I let them know that as it has not yet gone through the foreclosure auction and it is not on the market, it is very unlikely they can purchase it until the foreclosure auction or when and if the bank takes the property back at auction. If the lender takes it back, it will be listed once the occupant is evicted, the property cleaned and secured and the title is clear.The lender can not do anything now, they dont own ...
