There is a great debate growing on GETTING A MORTGAGE ONLINE VERSUS A LOCAL BANK/MORTGAGE COMPANY.There is a trend for potential buyers to look online for their mortgages. A couple of problems is buyers paying application fees and not getting a mortgage and not being able to reach anyone when they need someone. Get ready Manchester... the 2011 revaluation is about to begin. The city has hired Vision Appraisal to assess every property in Manchester. Appraisers will set out accross the city starting this month, the first properties visited will be those that have sold or will be sold from April 1, 2010 and March 31, 2011. The company will complete data collection first, then complete market analysis on the properties to assess value. Once the valuation is complete assessments will be mailed to homeowners. I received an email from a local agent, i wanted to post it here so everyone can be warned of this potential scam.Just last weekend on Friday night we parked in a public parking area. As we drove away I noticed a sticker on the rear window of the car. When I took it off after I got home, it was a receipt for gas. I recently was working as a buyer broker for a customer, they were looking at short sales and REO's in the area. They said they wanted a short sale becuase they could get a better by, i informed them about the pros and cons of both but they insisted on looking at short sales only.  They found one that was priced about half of what it is worth in todays market. They jumped all over it wanted to make an offer. I pulled up comparables for this area and all were at least twice what the asking price was. I had a bad feeling that the agent underpriced this home on purpose. So i called them and asked my usual set of question. How they set the price, did the bank approve it, how far along are they in the short sale process, were they any other offers, had any offers been rejected or countered. ...

YESTERDAY I HAD A CUSTOMER EMAIL ME A LIST OF 10 HOMES THEY WANTED TO SEE TODAY. THE QUESTION IS.......   HOW MANY HOUSES ARE TOO MANY TO SHOW TO ANY 1 BUYER IN A DAY?My first instinct is that is way to many houses to show anyone, upon pulling up the listings, there are some distinctive differences in what he wante dto see, new houses, old houses, houses that need fixing, houses that are all fixed up, some with garages, some without and some large and some smaller. HAVE BANKS DECLARED WAR AGAINST ABOVE GROUND POOLS? Why on workd do i ask this you may be thinking. Well in the last year i have seen and had more new bank owned listings where above ground pools have been dissappearingMy biggest dilema is if the banks are ordering them removed, if the National preservation companies are trying to drum up more work for themselves or if the vendors they hire see dollar signs in selling the aluminum or need additional work??? What i do know is that above ground pools are having knives, pry bars and drills plunged into their aluminum sides, washing out yards and leaving nice wooden pool decks marooned in back yards.Above ground pools have value. WHEN A FINAL WALKTHROUGH IS NOT SO FINAL...With 24 years of learning experience in real estate, one of the best practices was completing the final walkthrough just prior to closing and then heading to the closing... right??? Well i guess not any longer.... you see this is a bank owned home, cash sale, seasoned investor purchasing, as per the purchase agreement water is turned on, furnaces are started and serviced, heat is functioning fine. Walkthrough is completed, we drive off to closing and in their finer wisdom while we head off to closing, "A national preservation company" sends over a contractor to winterize the home we are signing docs on.
