We saw some new changes to the market last week where interest rates actually came down from 7.2% to 6.6% on average, Interest rates change daily and are based on your credit, The amount of new listings coming on the market also decreased last week. The amount of homes placed under contract actually rose slightly last week. The amount of multi family homes on the market dropped sharply last week.   Many homes that have been on the market a while are seeing price reductions. There are new market changes to report where the shocking statistic is the amount of new single family home listings last week dropped to half of the week before here in the Manchester NH area. The next important stat is the average listing price is now $483,815 up from summer where it was $465.208. The amount of homes going under contract has remained near the same. With the changes in the Real Estate market, all of a sudden every Loan Officer seemingly in the State of NH has decided it was time to reach out and say hello. I actually know the answer to my question. They were not hear. They were not answering or returning my call that Mr. and Mrs. Smith needed a quick pre-approval letter so they can make an offer on the dream home that was just listed and will be sold before noon. Night time questions for the loan officer? Sorry no answer. Weekend needs of the loan officer? That would be a no too. What about a first time buyer with no clue how much they can afford or if they can get a mortgage? Finally I can make an analogy between Trick or treating and Real Estate Blogging. The Active Rain October challenge asks me to share my blogging success story. New trends in Real Estate are emerging and it is not all tricks, there are some treats here in the Manchester NH area. For Home Buyers they have more homes to see. The amount of Single Family homes For Sale and on the market is up 22% from 54 to 68 last week The amount of condominiums For Sale once rose 48% from 12 to 23 last week after many weeks of declining condos for sale. Multi Family homes on the market continued their decline with fewer 2-4 family homes than ever on the market.   The amount of homes going under contract last week declined. A new trend started here in the Manchester NH area Real Estate market last week. The amount of Single Family homes on the market rose sharply last week. The average days on market for Condominium's currently listed rose from 12 to 29 days. Everyone wants to know what we see in the future for the Manchester NH area Real Estate Market. Let me grab my Crystal Ball and show you the shocking trends in our market. Real Estate is not just a job, it is an adventure. Starting when i turned 18, Real Estate has also been my life. It is a life filled with adventure. When it comes to Real Estate is one way of practicing better than another? Let me share how a recent offer went. I got a desired new listing and came up with a great marketing plan. I set up a dozen showings for the first couple of days. I was there showing a couple when a Buyer agent showed up for the next showing.
