Portsmouth Real Estate Buyers Report What do Portsmouth Real Estate Buyers really want?  A good deal, just like anyone else.  How do they find a good deal?  Portsmouth real estate buyers are a special breed.  They get educated on the market and then search homes for sale in Portsmouth.   What’s The Portsmouth Real Estate Market Like? Home sales have risen 18% this year about half of last year’s stellar 32% increase over this time period in 2011.  We measure demand in a market by looking at the average Days On Market (DOM).   DOM since January is 66 days which is at it’s lowest level in these past four years and indicates Portsmouth’s Real Estate Market is on FIRE!  When demand is high and new listings can’t keep up, we end up with an inventory problem.  The problem for buyers is they ca...

Portsmouth NH - Read all about the future of real estate search technology. Since my first AOL account I've loved technology and how it can be used in real estate. I have been particularly excited to be one of the first to use a new product called Listing Pages as a lead generation tool. Listings Pages is a super IDX feed from your MLS that combines with PPC to deliver a steady stream of leads into its inbox. Listings are the eye candy that cause buyers to want to see more. But, it doesn't stop there. In addition to automatically sending out new listings that meet a buyer's (0r your) search criteria; it's also interactive. between the agent and buyer. Here's how it works. Each incoming buyer (or you) creates a "buyer circle" unique to them. This circle also automatically includes an agn...

We've found in our Portsmouth NH Real Estate business that client testimonials are a powerful tool to produce more referrals and inquiries from sellers and buyers. If you can demonstrate that others have had a pleasant and successful experience with you then that creates confidence in you and your abilities to get the job done for them. Here's what some of our client testimonial page looks like on our website. I love the videos that many cliensts were happy to make for us. “Ann was recommended to me by a REALTOR from Massachusetts and I'm so glad I met her! I was selling my condo and had some challenging and emotional circumstances. Ann is a wonderful person and agent with many years of experience in the real estate market. She is a seasoned professional with a personal touch. She is ge...

New Hampshire Home Stager Sharon Tara   I recently had the opportunity to have a conversation with Sharon Tara a Home Stager from New Hampshire.  Since home stagers work closely with real estate agents to help get  homes ready for sale this was a conversation which would give me more of an insight into the world of home stagers.   Sharon Tara has been a home stager for 7 years, her mission is to help home sellers and agents with creative and unique solutions to make the best first impression.  The small investment in home staging could result in a faster sale and a higher sale price.   Here are some specific questions I asked Sharon:   What was it like starting out? In the beginning she wanted to go in and do all the work, so she stocked up on accessories and accent pieces. She would re...

Where Is The Real Estate Market Headed In Portsmouth?  Since the start of the “Great Recession”, the number of homes sold in Portsmouth has been steadily rising.       Average sales prices have climbed along with the increase in the number of homes sold.  Does the Portsmouth Real Estate Market know there is a recession going on?   Because Average Sales Price can be skewed artificially by an extreme low or high transaction price, it is said that Median Sales Price is a better indicator of price trends.  The Median Sales Price is the price in the middle of the data with half of the transactions above this price and half below.     Is NOW a good time to sell or is it a good time to buy?                        If you are on the hunt for a home in Portsmouth or anywhere, don’t go for it alon...

March 25 2012, was the third day of the "March Heat Wave" and after an appointment in our Portsmouth NH real estate office my husband Jay and I decided to take advantage of the weather and do a walk about or photo walk in downtown Portsmouth. We love walking along the harbor of this historic old town and at sunset along the docks that day it was especially pretty. Wouldn't you agree?   I took the video above using my iphone 4s with a wide angle adapter by HDHat attached.  I also took some awesome pictures with my iphone 4 s as well.  I am really loving how my pictures and videos came out using it.     If you're looking to buy or rent a Portsmouth NH home please visit our Blog by clicking this link >>>  Portsmouth Homes for Sale

"After falling 34% over the past six years, U.S. home prices will soon bottom. They could turn back up by spring 2013." Of course as we know, prices have already started to rebound in many areas. The current issue of Barron's Magazine is now on newsstands across the country with this cover story: "Home Prices Ready To Rebound". Even though there is good news about prices rebounding; continuing to wait could spell bad news for buyers sitting on the sidelines. As prices rise, buying costs will rise too and making continuing to wait for lower prices even more disaasterous. Buying time is NOW! Here's an article I wrote recently explaining why the costs of buying are maybe more important than the price you pay for a home. "We talk daily to potential homebuyers in the Portsmouth New Hampsh...

What's great about being a local expert and Realtor for Portsmouth, Exeter, and the surrounding communities of the New Hampshire Seacoast?  Helping people find the right home for them!  I love being knowledgeable about the community I live in, Exeter, New Hampshire, and I love it that Portsmouth, Stratham, Rye, Newfields, and a host of other great towns on the New Hampshire Seacoast are in my backyard.  I know them well.  It's great having a career that allows me to share that knowledge in a practical way. Long before I became a Realtor, and even as far back as high school I’ve been what’s known as a “Car Guy.”  I love cars, I proudly admit it.  I love being around them.  I love the sights, sounds, and even smell of almost anything automotive, and because of that it was natural that I b...

As a buyer looking at homes for sale in Portsmouth NH, you have the benefit of buyer representation for your Portsmouth NH home search. Listing agents have a legal obligation to protect their seller client. Although they will treat home buyers fairly, they must protect their client’s interests above all others. As a buyer, you should have the same level of service and protection from your agent. Solely contacting a real estate broker does not automatically make that person your buyer agent. It is critical that you actually enter into a buyer representation agreement. Below are some tips on Portsmouth NH buyer agent services and the benefits of using a buyer agent. Benefits Of Using A Buyer Agent The word agent means fiduciary, and buyer agents owe their client fiduciary responsibilities...
