The end of the year has come for the Town of Windham and a new one has started. How did the Town fair this past year when it comes to Selling homes within the Town, the answer lies with the absorption rate. In previous posts I have explained that the absorption rate for a Town is simply the amount of time it will take for the market to absorb the current inventory of property that is on the market. Most Realtors agree that an absorption rate of over 6 months places you into a Buyers Market, one that is below 6 months places you into a Sellers Market.  The Town of Winham experienced ups and downs with its rate, going from highs of over 10 months to its lowest number of 7.87 months in September. The Town of Windham has been in the grip of a Buyers Market for well over two years now, and if you are selling your home you are painfully aware of this. As of recently though some good news is coming Windham's way. Before I go into stats and figures I want to explain what the term "absorption rate" means. When Realtors refer to the absorption rate for a Town or County,what we are talking about is the amount of time it will take for property currently on the market to be absorbed up (sold). Historically, if the absorption rate being looked at is below "6" the market is viewed as being in a Sellers favor. This is because it will take under 6 months for a property to be sold, ideally a Sellers market occurs when the absorption rate is somewhere around 3-4 months or lower. The higher the ...

The Market Absorption Rate is a theory that helps to illustrate where the market is - are we in a buyers, or sellers market?As of today January 6th, there are 120 Residential Homes for sale in Windham, NH.For the month of November 11 Residential Homes sold.So, taking the 1 month sales of 11 units for December, and dividing it into the total inventory of 120 we get 10.91.That number 10.91 represents the theoretical number of months of inventory that is currently on the market in Windham.  A true Sellers Market would be indicated by less than 6 months of inventory.  10.91 indicates that a buyers market exists in Windham.  It is an improvement over last month at 15.66 but it still a very strong buyers market nonetheless.Different conditions may exist at different price points.  Stay tuned ...

Average list price of $ 616,297. and currently they are on the market for 187 days. There are 21 Pending sales that average $ 432,400 and have been on the market 138 days. There have been 151 Sold listings with an average list price of $ 543,789 and an averaqe sold price of $ 534,758 and 191 days on the market. There are 43 Active Condos on the market averaging $ 351,680 with 161 days on the market. There are 7 Condos that have Pending sales and are averaging 167 days on the market.
