I stopped by to see a seller who has been thinking of selling. He wanted to know what else he could do to make his condo show better. He also wanted to make sure his condo was free of germs.   Staying 6 feet away, he yelled "open" when i rang the bell. He had a RING doorbell so he knew it was me. I walked in and got the shock of my life.   There he was cleaning his kitchen's granite counters. Why was i shocked. He was using a Lysol Toilet wand. Should I laugh, what, why, who, what again....???? We were a good 6 feet apart as we discussed the sale of his condo. Should he wait? Should he list now? You have one of the most exciting jobs one could have. The excitement of seeing all the sparkling new homes. Those were the famous last words of a relocation buyer. They were moving to NH from CA. One of the best ways to explain what "showing ready" means is actually showing you.  Lets start with what is not showing ready. This home was listed for 3 months, did not sell and expired with the other Realtor. It is owner occupied, not a short sale and not bank owned. It is also a newer home in a good neighborhood.   First the words "showing ready" simply put means your home is ready for buyers to see it. They say a picture is worth a million words. Well, check out this home. Life long smokers are ready for a change. Their children have decided to move them out now as the stairs are too much. We did our walk through to get marketing pictures. The children knew the home needed some work, but this was eye opening to them.   The next step was to explain to them value. Yesterday I shared an exciting story. Today I can top it. My apologies if I am a bit excited, but I got a letter from an agent that said they have a buyer for my investment property. It has been a long road. I also buy, fix and sell homes. Real Estate investing is my hobby. Hey why not? On this home, I put it up for sale but after a couple of the same comments, the kitchen needed to be gutted and rebuilt. After some estimates the value of the home would increase about double the cost of the work. I withdrew the home as the work was done. An interesting story arose from a recent Listing Appointment. The seller made appointments with 6 different agents. The seller wanted a variety of sized companies and agents. They wanted to know what each agent could offer them. I usually like to be the last agent in. Buy I was the first agent to be interviewed this time. My fear is to be forgotten when #6 comes around. However i try to make myself "unforgettable." The seller asked some questions, but in my opinion, did not really ask the right questions. I have a listing presentation that i can adjust on the fly.
