  Real Estate Professionals judge the strength of a real estate market based upon the months of supply in the area. This number tells you how many months it would take for all the current homes for sale on the market to sell, based upon the rate of sales in the past. A Months of Supply of 5 months is considered average - buyers and sellers are about equal in the area and homes are being bought at about the same rate that they are being put on the market. A Months of Supply of less than 5 months is what real estate professionals often call a "seller's market." Real Estate Market Report for Clark, NJ for April, 2013 Clark, New Jersey, sits in southern Union County to the west of Rahway and the east of Fanwood. Clark is a beautiful town easily accessible by the New Jersey Parkway in southern Union County. The township is named for Abraham Clark who was a signer of the Declaration of Independence. New Jersey Monthly magazine ranked Clark as its 33rd best place to live in its 2008 rankings of the "Best Places To Live" in New Jersey. Eariler this week, Clark Planning Board members unanimously approved the rezoning of the 28-acre lot on Central Avenue from Raritan Road to the Parkway. The new town center will be a park-like commercial center with tree lined streets, a fountain, a plaza, a clock tower, and retail and office space. This land  used to be the U.S. Gypsum paper plant and will become the new town center for Clark. The map to the right shows the area circled in red. While still in the planning stage, Clark residents have voiced some concerns about the traffic and types of stores that would occupy the center. Residents have requested places for their children, especially Clark's teenagers. The zoning ordinance, the Planning Board explained, could limit the types of stores and offices. Recently Jean and I both had some issues that we didn't want to treat using tradional medicine.  Jean was having jaw pain and I've got an issue with my knee which is pretty painful and causes me to use a cane.  So we contacted Dr. Ed Lubrano at Lubrano Family Chiropractic (which just happens to be on the same block as our office). Walking in to the office you're warmly greeted by Fidelma, the office manager, with her warm Irish brogue.  The layout is professional and calming and there's plenty of parking. Clark’s real estate market hasn’t missed a beat this winter. A historical look at the winter real estate market in Clark shows a slow down in activity, but 2013 was an exception. The spring real estate market in Clark has already begun. Buyers are clamoring to find the right homes. Open houses were crowded. Our inventory was seen more in January than in November and December combined. February promises to be even busier, and who knows what March will bring.   Home sales in Clark, NJ, saw the predictable bump this summer and things were busier over the autumn months than they have been for most of the year. With 94 homes currently for sale in Clark, now is a great time to buy a home here!   The average sale price of a home in Clark this year was at its highest in June but prices are still above where they were last winter. There’s no indication that prices will drop in the spring or next summer, either, so if Clark is where you want to live, now may be the time to get the best price.       Clark homes continue to show fluctuation in the length of time it takes to sell. The day is full with horse drawn hay and buggy rides along Westfield Avenue, train rides, and the tree and menorah lighting ceremony at dusk. Clark, New Jersey, sits in southern Union County to the west of Rahway and the east of Fanwood.  The inventory in Clark increased by nearly 25% this summer and remains high with 98 active listings in Clark as of the end of September, 2012.  The number of sold listings in Clark continues to rise after a early summer dip in June.                       These two statistics together lead us to the absorption rate. The absorption rate of a town is the number of months it would take for the current inventory to be sold off at the current rate of sales. In Clark, the absorption rate decreased in September as  a result of robust September sales but remains above 7.       How do additional bathrooms or bedrooms affect market value in Clark?   In all, 108 homes were sold in Clark from January 1-June 30, 2012. The details of these sales were analyzed to determine how the number of bathrooms and the number of bedrooms affected sales price. The most obvious statistic is that the more bedrooms a home has, the higher the sales price. 2 bedroom homes sold for 50% more than 1 bedroom homes, and 3 bedroom homes sold for 18% more than 2 bedroom homes. Above 3 bedrooms, however, the sales price increased by about 22% for each additional bedroom.  More than 50% of the homes sold in Clark are 3 bedroom homes, and about 25% are 4 bedroom homes.         Increasing the number of bathrooms in a home improves sales price also, but not nearly as much as increasing th...

  The Doctor William Robinson Plantation Museum was the home of one of the first known physicians in the area now known as Union County. Dr. Robinson emigrated with his family from Scotland.   The building itself is considered a rare example of late 17th century frame construction. It has a rubble stone foundation and massive fireplace foundation in the cellar. The roof is steeply pitched, the windows are diamond-paneled casement, and there is a chamfered and carved chestnut summer beam that weighs over a ton. The fireplace is a replica that was constructed using bricks that were found on the premises during restoration.
