Do you think you are helping the situation, but actually hurting the situation by answering a question?? I am sure many of us want to help answer a question, giving our honest opinion and such. Hoping that it could give some good insight to helping that person with their question. But how many times could this actually turn against the person seeking help, answers, and some guidance? I bring this up, because I signed up for Trulia questions a few months ago, and I see so many realtors answering questions that should be handled by a professional loan officer.  And I am sure that there are some loan officers that answer questions that should be handled by a realtor only. But what about those that answer questions asked by someone in a specific state, but someone 1,500 miles away gives a...

FHA loans seem to be one of the main choice of mortgages in the last 6 months or so. There are several reasons for this, which should be spelled out below in my comparison. What I hate hearing is that FHA mortgages have taken the spot of the subprime loans. This is not true by any part of the imagination. This statement is from those that are inexperienced in both the mortgage and the real estate industries. The realization has been that 30% of the subprime mortgages in the last 5 years previous to the last 2 years should have been FHA mortgages, not subprime.   To compound this, so many said just because you had a conventional loan, you had the better loan. This was not always true when putting 3% or even 5% down. In most cases, you were told this, because that particular lender was ...

-Energy Efficient Mortgages - Many of us know that if the home is not up to code, properly insulated, has a poor air conditioning unit or heater, that it could cost you more money monthly. And keep in mind, there is a longer list of items such as lighting, appliances, etc, etc, that could reduce your expenses. Overall, there are specific types of mortgages that allow you to incorporate the costs of these upgrades into your mortgage, without coming out of pocket with extra monies. And this can be done not only with purchases, but with refinances. And to answer the question, what kind of mortgages?  This could take place with FHA loans, Conventional loans, and VA loans. But I am going to go over the particulars when using a FHA loan. So what is the name used for this type of mortgag...

So you are looking for a mortgage to help purchase your new home or to refinance your current home. You have spoken to a loan officer and find out that you can't obtain a FHA loan for several different reasons. Some of these reasons might be ....   You don't show enough money as income   You don't have the 3.5% down payment that is required   You are not a U.S. citizen, so what are your options?   How can I get money to fix up my home? So what are my other options out there to help me obtain financing for my home? Let's take a look what is still out there. The types of mortgages that I will be mentioning are for primary residences only.       Types of mortgages or FHA loans :     FHA Mortgages :  This is not just for those that have less than perfect credit. Give Me Something Good to Eat  There is a family tradition....Halloween is Spaghetti and Meatballs in our house. It started out when the kids were young...and all the neighborhood children would stop at the Larson's for seggtti and meatballs . They would gobble down the food and run out the door to see how much cnady they could get in one night. We wouldn't see them until they either had to unload their candy cause the pillow case was filled or they had to use the bathroom.   They would go in a 5 mile radius of our house, which was all completely residential. The candy they would get. One year they had one of the mother's drive them to the PUD in Twin Rivers, a section of our town. I think we ate candy till the following Halloween. When the completed there night, which we told them they...

Today, my friend Karen Odenheimer was told she will not leave the hospital without a new heart. She has been struggling with heart problems for as long as I have had the pleasure in knowing her. As I spoke on the phone with her today, she told me she is praying that her heart will come soon, and for the family that will offer her the heart. She said, a tragedy will occur. A family will lose someone they love. They will go through the pain of death. But the generosity of the gift of a heart will give her life. I am an organ donor. It is displayed on my drivers licease. I think this is the ultimate gift a person can give at their death, a chance for someone else to have a better life. You might want to look donating either your heart, lungs, liver, or whatever else they use now. Make your...

We all have favorite colors to wear, but did you know that colors evoke emotional, behavioral and physical responses in others?  People will respond to color, so I hope this helps by providing you with insights to keep in mind when building your wardrobe.  Black = dignified, elegant, intimidating, powerful, aloof.  It's difficult to establish rapport in black, but it's perfect for the power plays of the boardroom. White = innocent, pure, optimistic, indecisive.  Wear white as a small piece of your ensemble (shirts, blouses).  Save your all-white ensemble for your medical uniform, casual wear or a walk down the aisle. Gray = steady, stable, negotiable, disciplined.  A great color for business attire.  Gray inspires creativity and symbolizes success. Blue = loyal, sincere, serene, respons...

Loan Modifications or Loan Restructuring A large number of clients will find themselves using a Loan Modification Plan to stop foreclosure. If you can currently make your regular payment, but you can’t catch up with the past-due amount, you can negotiate with your lender to fold any past-due amounts, including interest and escrow, into the unpaid principal balance. This new amount will be re-amortized over a new period of time. Or, if you are unable to make payments at this rate, you will negotiate with your lender to extend your loan for a longer period of time, modifying the loan amount to a more affordable level.  A Loan Modification will change your existing mortgage note and give you a fresh new start in managing your home. Your account will be brought up to date immediately.  I kn...
