Fanwood's residential listings were down by 24% in August 2008 by comparison to last year. The listing price was down by 4%, with an average of $457,665. New listings were also down by27% with an average price of $465,291. Homes under contract and scheduled to close were also down by nearly 14%, with an average price of $460,100. However, closings for the month were up 8%, with an average sales price of $431,393.

The borough owes its name to the railroad. The first president of the railroad named the train station Fanwood in honor of Fanny Wood, the daughter of a railroad official and an author who wrote articles highlighting the beauty of the Central Jersey region. The original railroad station, a stone Victorian structure, stands today as testimony to the borough's beginnings. It serves as Fanwood's community center where many meetings are held. The July 2007 average volume of residential listings was 434 with an average price of $342,175. The July 2008 volume was 511 with an average price of $306,176. The Change in volume was a 17.7% increase. Equally interesting was the similarities in the new listings activity. July 2007 saw 76 listings averaging $337,540 and July 2008 had 80 new listings averaging $312,758. Now we come to the numbers reflecting the sales activity. July 2007 had 20 properties go under contract averaging $308,800 versus July 2008 with 22 properties averaging $227,386. Finally, the month of July 2007 closed out with 28 homes sold averaging $305,114, while July 2008 saw 15 homes sold averaging $242,584. In summary, the market remains robust for listings. The Boro of Fanwood is quite a stable town. There is very little turnover in compariosn to the neighboring communities.However, there were 59 residential properties for sale in March 2007 with an average price of $494,264.During the month 16 new listings were introduced to the market with an average list price of $506,093. This same period 13 residential properties went under contract. The average list price of the properties with offers was nearly 7.73% less than those that just came on the market, at $467,008.The residential properties which actually sold and closed title in March, sold for an average sales price of $416,100 and there were 10 of them, with an average of 62 days on the market.What does all of this mean? Fanwood has very few multifamily properties, so it stands to reason that there are few available for sale. However, what Fanwood lacks in numbers it more than makes up for in character and charm.There were two properties available for sale in February, with an average list price of $724,900.  The average days on market were roughly 89.. Interestingly enough, there was 1 new listing with a sales price of $749,900. No multifamily properties went under contract in February. Neither were there any closed  sales in February.This month Fanwood joins the ranks of other  communities in New Jersey, where properties are taking longer to sell.
