Most people would be surprised at how few rentals there are in Galloway Township NJ. As a town of rentals it may just have the elements of the perfect rental storm. Galloway is close to the casinios, close to the college and has good public transportation.  There are several popular communities in Galloway such as Club III, Society Hill and several others. Most rents in Galloway are quite reasonable but when the supply is down the price is up.  To see all the properties for rent in Galloway Township please view my website at www.SouthJerseyHomes.Info If you would like to receive automatic updates in your email when a new rental comes to market in Galloway please fill out this contact form.    Steven Schafer, RealtorBalsley Losco Realty609-470-1806 www.SouthJerseyHomes.info

Mortgage Rate Update Interest Rates Change Daily Interest rates change constantly, but it is important to know that rates are cyclical. If rates are currently at historical lows then we know there is a strong probability rates will go up again, and vice versa. Certain economic indicators such as unemployment data, consumer price index, retail sales data, and consumer confidence all have an effect on mortgage interest rates. But the key factor to watch is the relationship between stocks and bonds. When the economy is slow and the stock market is "bearish," many investors move money out of stocks and into bonds and mortgage-backed securities. This causes mortgage interest rates to go down. When the economy is doing well, the stock market rallies and is considered "bullish." Investors then...

Today is EARTH DAY!  And, the Student Council of the Galloway Township Middle School will be creating a wildflower garden in a courtyard on the school grounds.  My daughter, Tina, who is the President of the Student Council asked me to go shopping for wildflower seeds.  Of course I had all day to take care of this, but I had a busy day at work as a RE/MAX agent.  Tina reminded me at 6:30 that I needed to pick up the seeds.  After an hour and a half of searching and shopping, I tracked down the perfect wild flower seeds at my local Shoprite!  Of course, I started out at the local garden center, who was totally out, but I did pick up patch seed for my lawn.  Then I tried the hardware store.  Everyone knows that you can always find a display of seeds at your local hardware store.  Nope! Ju...

Selling your home this winter Selling your home during the winter months can be a bit more challenging. If you want to get your house sold, consider these tips: Make sure you put away all of your holiday decorations by the end of January.   Make sure your home is de-cluttered.  Clean out your gutters as you remove your outdoor holiday lights. Put higher watt bulbs in your indoor lamps.  This gives your home a more homey, warm feeling.   It's always nice to drive up to a home that looks warm and inviting. Keep your walkway clear of snow and debris that can accumulate during cold windy months. These are just a few tips for you while your home is on the market this winter.  Remember, the most serious buyers are out looking for a home during the cold months of the year.  Don't miss out on t...

Sellers should consider listing with a REALTOR who does the job right!       If someone is looking to buy a home, they want to make sure that the room sizes meet their needs.  A lot a agents don't bother taking room measurements because they either don't know how, or are just plain lazy.   I always use my laser measuring tool impressing the sellers.   I always get an "ooohh" from everyone.   A listing on the multiple listing service does not give enough information about the home.  Also, it does not make sense why a home listed on the internet sites like RE/MAX.com and REALTOR.com, don't get the clicks on the internet that they can potentially get.  The property is not interesting without photos.              Using the laser tool actually makes my job so much easier.  I even let the th...

We are hearing about another plan to stimulate the market and the industry...this time $500,000,000,000, yes that's billion.  This plan will hopefully lower the interest rate again so that more buyers can afford to purchase the overflow of available homes currently on the market.  With every one percent of change in the mortgage interest rate, reflects as a $9,000 buying power for the consumer.  That means that if a buyer is qualified to purchase a home at $200,000 and the interest rate changes, up or down, the purchaser's ability to afford to purchase a home changes.   If rates go down by one percent, this buyer can now afford to pay $209,000 for a home.  Thus, if the interest rate goes up by one percent, now that same buyer can afford a home for $9,000 less, which would be $191,000. I...

This post is about the FHA 203(k) Streamline program, a program that has been around a long time but deserves to be revisited in this market.  This loan is not for everybody but in certain situations it can make the purchase or sale of a home possible when traditional financing will not allow it.What is it?     It is a Rehab Loan     It is NOT a Construction Loan     Can be Purchase or Refinance     Used When Appraisal has “Cost to Cure”     Can be Used for Elective RenovationThis loan, as with regular FHA loans, is for a purchase or refinance of a primary residence only.  This is not a product for investors or a product that should be used with the intention to “flip” the property. What are the eligible property types?     1-4 Units     Condos (interior only)     Manufactured Ho...

WOW! What a great Township I live in!  Galloway Township is filled with the most compassionate citizens from young to old.  I had the great pleasure of attending Tuesday's celebration of Veteran's Day at our Township Complex.  My daughter, who is the President of the Student Council had the honor of presenting along with her Vice President, a wreath in a memorial ceremony in honor of our courageous veterans of our great country.  The house was full with standing room only.  Not to mention not a dry eye could be found.  This was the most emotional public event I ever had the privilege of attending.  Following is the program: Galloway Township's Veteran's Day Celebration Jack Littley VRW Post 10620 Galloway Township Police Department Honor Guard Welcome - Bill Ackerman, Deputy Mayor Invoc...

State Route 9 runs the vertical length of New Jersey.  Before there were Interstate Highways, the Garden State Parkway or the New Jersey Turnpike, there was Rt. 9.  The New York Road. It runs through some of South Jersey's prettiest countryside.  Passing through Galloway Township, north of Ocean City, the New York Rd parallels a now-defunct railway.  The restored railway station, however, lives on, and it's home to the best breakfast I've eaten in twenty years.  No lie!  It's called Shea's Cafe' and Bakery.  (Click the link for more info!) Look carefully at the tripod standing under the overhang.  I wish I'd taken a picture of the board. Expect scrumptious, wonderful breakfasts, including specialty pancakes, six or eight different kinds of omelettes, and as many different kinds of Eggs ...
