Sold - Grand Cascades Lodge Unit 124, Crystal Springs Hotel Condo in Hamburg - Hardyston NJ   Yesterday my buyers closed on a beautiful one bedroom, fully-furnished suite in the Grand Cascades Lodge in Crystal Springs.  For just $125,000, they now own a lovely vacation condo in a luxurious hotel in golf heaven and near Mountain Creek Ski slopes. It was a short sale and took far longer to close than any of us would have liked.  In fact, I had been trying to get these buyers the right Grand Cascades Lodge condo at the right price for over 1 year!   Hamburg and Hardyton share the 07419 zip code, so some sites list Crystal Springs in one town, some the other. Despite delays by a blizzard, 25 Meadow Pond Road closed on March 2; sale price of $169,900.  A bank-owned 2 bedroom, 1 1/2 bath townhouse in Indian Fields in Hardyston NJ, this foreclosure needed painting and flooring.  The final list price of $169,900 brought in multiple offers; it sold for full list price.  The average list-to-sale price ratio in Sussex County is 95% but this townhome with a Hamburg zip code was still a great deal. Update Dec. 23 - The sign in front states 1490 toys but there are at least another 10 delivered since then.  This means my real estate office collected 1500 toys to be distributed by local charities to children in Sussex County NJ. I do believe this is about DOUBLE what was collected last year. 2010: FREE Photo with Santa Claus - Wednesday, Dec. 15 4:30 - 6:30 p.m., Phillipsburg NJ 08865   Last night my Hamburg real estate office hosted our annual "Photos with Santa." Open to all and free, we had a great turnout.     While I don't have a firm count, I estimate we had about 100 people visit Santa at our real estate office.  I did print 75 pictures. Some families just wanted the children together in one shot; others did individual photos plus all siblilngs. Add the parents and I think we had about 100 folks!     Who had the best time? I think it was a tossup! One of my colleagues, John Massari, served as our photographer. Tonight, December 7, another permanent change was accomplished for the Ballyowen Bluffs Active Adult community in Sussex County NJ. The Hamburg Council passed the resolution to lift all age restrictions within the Bluffs, meaning those under 18 may now be residents.  (This, however, in no way impacts my own child-bearing plans!) Where I live in Hamburg, Sussex County NJ, we rarely go a day without seeing a wild turkey. This morning - the day before Thanksgiving - Chip made an early morning dash to the supermarket while I answered real estate emails and was getting set to blog.  CRASH! The house shook. In fact, it sounded and felt like Chip had backed his SUV into a not-yet-fully-opened garage door. But he wasn't home. Looking around the house, I found a sorry sight. One of the wild turkeys had flown into the side of our home and wasn't going to recover. Although they can't fly far, these fowl can fly very fast for a short time. It was a sad thing. Earlier this month, the developer/owner of the only Hamburg active adult community, Ballyowen Bluffs, changed.  According to public Sussex County NJ real estate records, the Bluffs at Ballyowen, LLC, transferred ownership to Lorterdan Hamburg Development LLC in a Deed in Lieu of Foreclosure. "Yikes," I say because my husband and I were the very first to purchase within Ballyowen Bluffs. As a Sussex County NJ real estate agent, I directly participated in the sale of 5 out of 6 other homes here.  For many reasons, I deeply care about the future of the Bluffs community and my neighbors.
