Lebanon Township, Hunterdon County, NJ Real Estate continues to experience its own unique and challenging market.  In December, 2010, a total of one (1) home was contracted, while the new listed Lebanon Township homes for sale increased by seven (7), with a total of fifty (50) total homes for sale.  In other words, in December, 2010 Lebanon Township had fifty (50) sellers for every one (1) buyer.  In comparison, December, 2009 had two (2) homes contracted and a total of forty nine (49) homes for sale. The primary reasons for Lebanon Township's weaker sales and increased inventory is twofold. 1.  New Jersey's continuing job losses in the higher salaries. 2.  Lebanon Township's proximity to New York City, where the higher paying jobs are now located. The good news about the Real Estate Market in Lebanon Township is that our inventory (total number of homes for sale) is down by 8% over the same month last year.  Our Total Inventory currently is 52 homes on the market.  The market continues to be challenging when finding buyers.  We had two home who found buyers (Under Contract) as compared to four in November, 2009, which is a considerable decrease.  With a 26 month absorption rate, we don't seem to be over the "hump" of a recovering market.  Another encouraging Lebanon Township Real Estate Statistics shows that home prices has inched up.  For the first time in 2010, the average list price of homes Under Contract in Lebanon Township has topped $400,000.  We are now finding buyers that are not exclusively "first time homebuyer".  Our ... 12/02/2010
