Real Estate Professionals judge the strength of a real estate market based upon the Months of Supply in the area. This number tells you how many months it would take for all the current homes for sale on the market to sell, based upon the rate of sales in the past. A Months of Supply of 5 months is considered average - buyers and sellers are about equal in the area and homes are being bought at about the same rate that they are being put on the market. A Months of Supply of less than 5 months is what real estate professionals often call a "seller's market." Linden Real Estate Market Report - April, 2013 Linden, NJ, is a city of about 40,500 people in southeastern Union County.  Currently, there are 253 homes offered for sale in Linden, up slightly from March. There were 22 sales in April, up from 16 in March and 22% higher than April of 2012. The good news for home sellers in Linden is that homes are selling quicker. The average Days on Market in April of 2013 was  98 days, almost 30% faster than homes were selling over the past 4 months and about 55% faster than they were selling in April of 2012. Homes in Linden sold in April at 95% of the list price. When a buyer is making an offer on a home, this number may impact the offer that they make. Ever since I was 10 years old and had to have a spinal tap, I’ve been terrified of needles.  Imagine how I felt almost 4 years ago, when I found out I had Type II Diabetes and would have to prick my finger several times a day.  I was horrified, devastated and anxious about it, that’s how I felt.  So I worked to get rid of my diabetes, and I’m happy to say it’s been gone for almost 2 years now.   But I still fear needles.   I also knew that I wanted to overcome that fear... In Linden, 211 homes sold in 2012 with sales in August and September representing 22% of the total sales. There is 11 months worth of inventory remaining in Linden which is much higher than most of Union County. At the current rate of sales, it will take nearly a year for the existing listings to sell.   House prices in Linden have fluctuated a bit during 2012 and ended 2012 in December 16% lower than in January. How do additional bathrooms or bedrooms affect market value in Linden?   In all, 217 homes were sold in Linden from January 1-June 30, 2012. The details of these sales were analyzed to determine how the number of bathrooms and the number of bedrooms affected sales price. The most obvious statistic is that the more bedrooms a home has, the higher the sales price. 2 bedroom homes sold for 39% more than 1 bedroom homes, and 3 bedroom homes sold for 20% more than 2 bedroom homes. 4 bedroom homes sold for 20% more than 3 bedrooms, and the increase to 5 bedrooms in Linden increased sale price by about 32%. More than 50% of the homes sold in Linden are 3 bedroom homes, and about 21% are 4 bedroom homes. Increasing the number of bathrooms in a home improves sales price also, but not nearly as m...

Continuing our effort to highlight local businesses and local business people, we recently had the opportunity to sit down for an interview with Dr. Alice Brittain.  Dr. Brittain is a family dentist and owns and operates her practice "Smiles on Stiles" out of her home office.
