O.K., I'm not a kid. But, I was once and I lived in the same town where I live today. From grade 7 through High School Graduation I was able to enjoy growing up on the Jersey Shore. Summers were great! Winters were like being in a ghost town without a ride out. To me it was Purgatory living in Mystic Island section of Little Egg Harbor and I promised myself that I would never have my children stuck in a town that did not offer them things to do - all year long. So when I moved back here and started a family I made sure we lived in a section of town where there was life 12 months of the year. I enrolled my son in Karate, Soccer, Baseball, and had him enrolled in piano instruction. I ask you, did I have Property Tax Appeal - Victory or Defeat? I just got my "adjusted" tax assessment from the Ocean County Board of Taxation and I am not sure how I feel about it. I had written a blog about doing your own tax appeal titled, "How to Reduce your Little Egg Harbor, Ocean County, NJ Property Taxes", and it has not been as easy for me as I may have indicated in the blog posting.  The local tax administrator from Little Egg Harbor fought me all the way. A few weeks back I wrote about a single woman attempting to buy a house that did not fit her budget in my blog, Is it Mortgage Fraud?. She had been out with an agent in my office and was found by the mortgage representative NOT to be loan worthy. Seems her debt to income ratio was off and the credit report had some damaging information about her bill paying habits. She was given advice on how to correct her credit score by the mortgage representative and the agent found her a home to rent while she began the repair process. The agent also started feeding the buyers boyfriend with landscaping jobs cutting grass at vacant homes that she had listed for sale. Is it mortgage fraud to declare income and fail to disclose expenses? I am just wondering. Did the applicant deliberately try to mislead the real estate agent, the mortgage representative, the home seller, and herself? Here is a single woman trying to buy into the American Dream. Well, the part of the dream that includes owning a home. She declared to the other agent that she wanted to get in on the tax credit before it expired and the agent she had been working with is not responsive to her. We are back to last year figures for selling Homes in Little Egg Harbor and Tuckerton. The worst is no longer behind us but once again, right in our face. The worst year in recent history for selling a home in the 08087 zip code was 2009 with things turning around last August. But the numbers for March, April and now May are almost exactly the same as the previous year, and that is not good. With the tax credit for home buyers gone at the end of April, you would expect to see a rise in sales for all three months as buyers tried to cash in on the governments generous offer before it was gone. Little Egg Harbor Council should approve the school budgets as they were submitted because our children are in competition with all the other school districts in New Jersey, the United States, and the World. That is not just in academics but in all the extracurricular activities like sports, music and art. The very areas of education that can be cut in the budget are those extracurricular activities, and bus transportation. Special education is state directed and mandatory so town council will not be allowed to touch that section of the budget. But, we owe it to the children to provide them with a level playing field. So, let's examine the field in relationship to dollars spent to see if it is level for our kids.   Of the four municipalities that send students to the Pinelands Regional ...

The big 4 Oh! Earth Day has turned into Earth Week this year. And, the First United Methodist Church of Tuckerton plans to help celebrate with it's own Change the World Day. This community event is set for April 24th this year and includes a litter clean up along the Seven Bridges Road (aka Great Bay Boulevard). Members of the First United Methodist Church of Tuckerton will be undertaking the community clean up in coordination with the Alliance for a Living Ocean, an environmental group located on Long Beach Island. The Homes for Sale at Harbourtown, Little Egg Harbor at the Jersey Shore are mostly from the Premier Series and are copies of the model homes along Harbourtown Boulevard that were later sold with all the bells and whistles that drew thousands of prospective buyers to the Little Egg Harbor area. Those models were the ranch style Breille and two colonial designs called the Princeton and Ridgewood. However, the builder later added four home designs from his development known as Drew's Landing with only making a name change to those models. More Good News for Homeowners in the 08087 zip code. Another month February as gone by and the home sales have almost returned to "normal". Back in 2009 there were 10 homes sold during the month of February. One year later, and the homes sales in zip code 08087 shot up to 18 according to our Multiple Listing Service, the JerseyShoreMLS.
