Homes for sale in Little Egg Harbor - Little Egg Harbor, NJ April 2010 Housing Market Report Homes for sale in Little Egg Harbor averaged at about 450 residential units  in April, 2010, up slightly from the Little Egg Harbor Housing Market Report in March, 2010.  All in all very little changed with the homes for sale in Little Egg Harbor last month, save the median home price inched up by about $3000.The anticipated surge in homes going under contract with expiration of the federal home buyer’s tax credit never materialized.   .. Ocean County residents are you wondering what to do about clean-up, repair and replacement after the March, 2010 non-stop down pour. Help is available!  Ocean County has been added to the list for FEMA (Federal Emergency Management Authority) and the NJ Office of Emergency Management assitance. The office opens tomorrow in Brick…the disaster recovery center for Ocean County opens tomorrow (May 14th).  The location is the Brick Township Civic Center, located at 270 Chambersbridge Road in Brick.  It’s in Suite 11. If you have property damage from flooding, or damage to personal property you are encouraged to apply.  To make things easier please register with FEMA before visiting the Center.  To do that call 800-621-FEMA.

Home Sale Marketing Report for Little Egg Harbor and Tuckerton 08087 for April 2010 continues to provide a lackluster picture for home owners. Days on the market and the number of sales on a month to month comparison from last year show little change except for the median price of homes sold, which has taken a nose dive this month once again.   I would like to say that home sales are on the rise because of the lower sales price but at this time the number of homes sold in 08087 zip code is now flat. It may even be expected that sales may fall a bit since the government plan of giving a tax credit has passed. As for Days on the Market - it takes a long time and a lot of advertising by your broker to get the place sold - price, location and condition are the three things to watch out for....

In an effort to make more people aware of the millions of pets in need of good homes, the US Postal Service is beginning the ‘Stamps to the Rescue’ campaign! Starting April 30th stamps featuring the photographs of pets rescued from shelters will go on sale. .. This campaign continues the USPS history of raising awareness of serious social issues through commemorative stamps.  The ten stamp photos (5 dogs and 5 cats) were all adopted in photographer Susan Anderson-Bruce’s hometown of New Milford, Connecticut.  Pre-order 'Stamps to the Rescue' here!

As clear as mud. Have you heard that expression before? I hope so. The Press of Atlantic City printed the headline "As prices fall, values remain" in the Sunday edition of its real estate section. And, I think WTF (that does not stand for Wednesday, Thursday and Friday on your calendar). So, I read the articles like "Demand has declined sharply, but overall appreciation trends have stayed healthy", and I am left scratching my head. I look over the data they supply to justify the conclusion of a rebound and bingo. I see how they could be misleading my sellers into thinking it is all sunshine and lollipops from here on out.  The data presented is as clear as mud. Please, pardon my enthusiasm. I am excited about the opportunity to sell your house. Last year was the worst year my market area has seen since before the beginning of this Millennium and I am pretty sure it is behind us now. I have a lot of data that suggests we will be, by far, ahead of the total home sold during the previous year. Take a look at the chart below and you will see that for the past seven of the last eight months there has been a significant increase in the overall sales. And, the best home selling months are ahead of us - summertime. So, I see 2010 as being a great year to have your home on the market.  I am enthusiastic about the fact that homes are beginning to sell and April, May, June and July are some of the best months to sell. BayShore Agency leads the way with the New Jersey Association of REALTORS Open House Weekend this April 10th and 11th. A month ago the NJAR announced the first ever Statewide Open House weekend. An Excuse to Get Outside---Preventative Maintenance to Protect Your Investment   Unfortunately, homes do not maintain themselves.  I advise my clients to  budget for routine maintenance and repair for the house and yard. Large, irregular expenses will occur as our homes age. Atlantic City Rescue Mission Shoe Drive is being conducted by the local Girl Scouts and using the BayShore Agency mainland offices in Tuckerton and the Mystic Island section of Little Egg Harbor as drop off points. So, if you are going to do your spring cleaning, do it now.
